
Building Operations Supervisor II

Leads, oversees, and performs building custodial services for an assigned level two facility. Operates and maintains boilers, furnaces, air conditioning units, and related equipment. Performs routine building maintenance duties. Leads building service workers, and others.
Responsibilities
EXAMPLES OF DUTIES:
Assigns, reviews, leads, and coordinates the activities of building service workers. Develops and adjusts work schedules. Inspects custodial services performed by second and third shift crews. Maintains time and attendance records.
Operates and oversees the operation of the facility's HVAC equipment such as boilers, air handling units, heat pumps, and air conditioners. Inspects equipment. Checks boiler settings and gauges. Maintains records of equipment inspections, operations, and fuel consumption.
Performs preventive maintenance and makes minor repairs and adjustments to equipment. Changes filters. Greases pumps. Lubricates motors. Changes belts for exhaust fans.
Responds to requests from school administrators and faculty for custodial services. Works with school administrators and faculty members to prepare for special activities. Informs management of custodial related matters at the site.
Provides advice and assistance to staff regarding unexpected or unusual work problems. Conducts meetings with custodial staff. Completes accident reports.
Inspects the facility ensure its adherence to safety, sanitary and security standards. Ensures doors and windows are secure.
Makes minor repairs to chairs, desks, tables, and related items. Unclogs sinks and toilets. Covers broken windows. Climbs ladders to replace light bulbs. Prepares work orders for building maintenance requests.
Assists in the move of furniture and equipment. Unloads deliveries to the school. Carries items to storage areas. Distributes packages. Set ups folding chairs and tables for events. Hangs banners and signs.
Maintains an inventory of supplies such as paper towels, tissues, trash bags, and cleaning supplies. Ensures bathrooms and locker rooms are stocked with supplies. Orders supplies.
Empties trash cans. Mops floors. Cleans up the cafeteria after lunch shifts. Cleans bathrooms. Dust mops hallways. Cleans and polishes desks, chairs, tables, cabinets, and office and classroom equipment.
Develops and implements a summer cleaning schedule. Participates in snow removal activities.
Performs other duties as assigned.
Qualifications
Minimum Qualifications
Possession of a high school diploma or an appropriate equivalent.
Two years of increasingly responsible building services experience.
One year’s experience as supervisor, assistant supervisor, and/or lead worker.
Other combinations of applicable education, training, and experience that provide the knowledge and skills necessary to effectively perform the duties of the class may be considered.
Licenses and Certifications
Possession of a stationary engineer's license, issued by the Maryland State Board of Stationary Engineers, appropriate to the assignment is preferred.
Knowledge, Skills, and Abilities
Knowledge of the operation, maintenance, and adjustment of boilers, pressure vessels, and HVAC equipment; methods, materials, and equipment used in custodial services; building operations, maintenance, and trades; supervising and/or leading employees.
Skill in the operation, maintenance, and adjustment of boilers, pressure vessels, and HVAC equipment; planning, assigning, and reviewing the work of custodial employees; using chemical cleaning products; reading and interpreting product specifications, manuals, and directions; maintaining records and preparing reports; performing building custodial duties; communicating effectively.
Physical and Environmental Conditions
The work of this class entails strenuous manual tasks performed for long periods of time. Work requires frequent walking, standing, crawling, climbing, kneeling, overhead work, and lifting and carrying of moderate to heavy objects.
