Community Manager

The Community Manager oversees all operations of a housing community under supervision of the Regional Manager. Responsibilities include personnel, leasing, maintenance, financial, administrative and risk management. The manager ensures compliance with company policies, safety, fair housing, and liability guidelines.
Essential Duties & Responsibilities

Personnel Management: maintain daily onsite attendance, cross‑hire, train, coach, and develop on‑site staff; ensure staff compliance; manage schedules and performance.
Financial Management: achieve net operating income via cost control, revenue and leasing improvements; develop budgets; monitor deposits, rent, vendor invoices and produce accurate financial reporting.
Strategic Leasing Management: develop marketing plans; coordinate lease activity; manage resident complaints; implement retention programs; show and move in prospective residents.
Administrative & Maintenance Management: maintain accurate reporting; lead emergency response; monitor service request turnaround; maintain property appearance; manage equipment and supplies; coordinate maintenance, construction and rehabilitation.
Education & Experience

High School Diploma or equivalent; bachelor’s degree preferred; 4+ years in housing industry or 1–2 years related experience.
Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.
Proficient with on‑site software; basic computer skills required.
Knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements

Regular communication, repetitive wrist/hand/finger motions, assessment of work accuracy; available for overtime, weekends and night shifts.
Stationary activities with standing or sitting, moving between work sites.
Occasional ladder, stair, scaffolding use; carrying up to 25 lb, operating machinery or vehicles, exposing to hazardous chemicals; work in varied temperatures and environments.
License / Equipment

Reliable transportation required for emergency on‑call duties.
Salary Range

$55,000 to $62,000 per year.
