Responsibilities
Complete assigned work orders from resident service requests, performing preventive maintenance, diagnosing defects or problems, and making repairs in accordance with established policies, procedures, safety standards, and code requirements.
Complete the make‑ready process for vacant apartments by conducting pre‑move‑out inspections, creating punch lists, scheduling vendors and contractors, procuring supplies and materials, completing all maintenance tasks, and inspecting finished work.
Follow procedures to access and obtain materials, supplies, equipment, tools, and other items from the maintenance department, track inventory used, return unused items, and notify the supervisor of re‑ordering needs.
Complete documentation and paperwork accurately and promptly so that service requests are properly recorded and tracked.
Assist in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense control programs by repairing rather than replacing parts when possible, avoiding waste of materials and supplies, and using tools and equipment correctly.
Comply with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.
Periodically inspect work performed by contractors, vendors, and other service providers to verify work, materials, and services meet quality standards, scope, and specifications.
Assist in conducting routine and periodic property inspections to identify safety and risk concerns, keep the property in repair, and communicate concerns to management.
Follow established policies and procedures by monitoring regulatory requirements, organizational standards, and operational processes, and report violations or infractions to appropriate personnel.
Practice proper safety techniques by immediately reporting mechanical or electrical equipment malfunctions, injuries, accidents, or other safety issues to appropriate personnel.
Identify areas for improvement and offer suggestions to increase efficiency and productivity.
Stay current with technology, processes, and industry standards by attending training, researching, subscribing to professional publications, or using other methods to obtain business and professional information, and apply knowledge to responsibilities.
Physical Demands
Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work indoors and outdoors in all weather conditions (rain, snow, heat, hail, wind, sleet).
Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and up to 50 pounds with assistance.
Travel occasionally to assist other properties, attend training, or hold meetings as required.
Work a flexible schedule, including call hours during evenings, weekends, and holidays.
Additional Compensation
Corporate Positions: Base salary may include eligibility for a quarterly or annual bonus program based on individual and company performance.
Onsite Property Positions: Base salary may include eligibility for weekly, monthly, and/or quarterly bonus programs.
