Job Description Summary:
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.
Responsibilities
Complete assigned work orders from resident requests and preventative maintenance, diagnose defects, and perform repairs per policies, procedures, safety standards, and code requirements.
Execute the make‑ready process: pre-move‑out inspection, create a punch list of maintenance work, schedule vendors, obtain supplies, complete maintenance tasks, and inspect finished work.
Follow procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the maintenance department, track inventory, return unused items, and notify the supervisor of re‑ordering needs.
Complete documentation and paperwork accurately and timely for service request tracking.
Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing breezeways and pool areas, general cleaning, and painting curbs and signage as needed.
Support cost‑cutting and expense‑control by fixing rather than replacing parts when possible and using tools and equipment efficiently.
Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and related training, and reporting accidents and incidents promptly.
Inspect contractor and vendor work periodically to verify quality standards, scope, and specifications.
Assist in routine and periodic property inspections to identify safety concerns and communicate needs to management.
Physical Demands
Stand, walk, sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas.
Work inside and outside in all weather conditions (rain, snow, heat, etc.).
Push, pull, lift, carry or maneuver weights up to 25 pounds independently and 50 pounds with assistance.
Travel may be required to assist other properties, attend training, or business meetings.
Work a flexible schedule, including evenings, weekends, and holidays.
Required Licenses or Certifications
EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).
All state and local jurisdiction certifications as required (for all Service Technicians).
Valid driver’s license to operate a golf cart on property, if applicable.
Additional Compensation
Corporate positions: participation in quarterly or annual bonus program based on individual and company performance.
On‑site property positions: eligibility for weekly, monthly, and/or quarterly bonus programs.
