Job Description Summary
This position performs technical and mechanical work that ensures the physical aspects of the property meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders from resident requests for service and preventative maintenance by diagnosing defects and making repairs in accordance with established policies, procedures, safety standards, and code requirements.

Complete the make‑ready process to prepare vacant apartments for leasing and new move‑ins, including pre‑move‑out inspection, punch list creation, vendor scheduling, and final inspection of completed work.

Follow procedures for accessing and obtaining materials, supplies, equipment, and tools from the maintenance department, tracking inventory, returning unused items, and notifying the supervisor of re‑ordering needs.

Complete documentation and paperwork accurately and promptly so that service requests are properly tracked.

Assist in maintaining grounds, common areas, and amenities by picking up trash, pressure‑washing, general cleaning, and painting curbs and signage as needed.

Support cost‑cutting and expense control by fixing rather than replacing parts when possible and using tools and equipment responsibly.

Other Responsibilities

Comply with safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other training, and reporting accidents promptly.

Periodically inspect contractor, vendor, and service provider work to verify quality standards and specifications.

Service Technician

Assist in conducting routine and periodic property inspections to identify safety and risk‑management concerns and communicate physical needs to management.

Physical Demands

Stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Travel may be required for assistance at other properties, trainings, or meetings.

Work a flexible schedule, including call duties during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (Applies to Certified Service Technicians).

All certifications required by state and local jurisdictions (Applies to all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Additional Compensation
Hourly range:

$21.00 - $23.00. Pay is influenced by business requirements, experience, skills, and location.

Corporate positions may be eligible for a quarterly or annual bonus program based on performance.

Onsite property positions may be eligible for weekly, monthly, and/or quarterly bonus programs.
