Job Overview
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas of the property meet the Company’s standards for cleanliness, appearance, safety, and overall functionality.

Property Type: Lease‑Up • Unit Count: 1,100 • Schedule: TBD, 9 am–6 pm (subject to change).
Responsibilities
Complete assigned work orders from resident requests and preventative maintenance; diagnose problems and make repairs per policies, procedures, safety standards, and code.
Perform “make‑ready” process for vacant apartments: pre‑move‑out inspection, punch list creation, vendor/contractor scheduling, supply procurement, maintenance task completion, and final inspection.
Follow procedures for accessing and obtaining materials, supplies, equipment; track inventory, return unused items, and notify supervisor of reorder needs.
Document and complete paperwork promptly and accurately to track service requests.
Maintain grounds, common areas, and amenities: clean trash, pressure‑wash breezeways/pool areas, perform general cleaning, paint curbs and signage as needed.
Support cost‑cutting and expense control by repairing parts when possible and using tools and equipment correctly.
Comply with Greystar’s safety and risk‑management policies by attending safety meetings, completing required OSHA and other training, and reporting accidents promptly.
Periodically inspect contractor/vendor work to verify quality, scope, and specifications.
Assist in routine and periodic property inspections to identify safety concerns, keep property in good repair, and communicate concerns to management.
Qualifications
Minimum 1 year of property maintenance experience; lease‑up experience preferred.
Valid driver’s license to operate a golf cart on property.
Required Licenses or Certifications
EPA certifications Type 1 & II or Universal for refrigerant recycling (required for Certified Service Technicians).
All state and local jurisdiction certifications required (applicable to all Service Technicians).
Valid driver’s license to operate a golf cart on property.
Additional Compensation
Base salary within the posted range. Eligibility for bonus programs:
Corporate Positions: Quarterly or annual bonus based on individual and company performance.
On‑site Property Positions: Weekly, monthly, and/or quarterly bonus programs.
