Job Summary
This position performs technical and mechanical work that ensures the physical aspects of the buildings, grounds, amenities, and common areas meet the company’s standards for cleanliness, appearance, safety, and overall functionality.

Essential Responsibilities

Complete assigned work orders generated from resident requests for service, as well as preventative maintenance, diagnosing defects and performing repairs in compliance with policies, safety standards, and code requirements.

Perform the make‑ready process for vacant apartment homes, including pre‑move‑out inspection, creating punch lists, scheduling vendors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Follow procedures for accessing materials, supplies, equipment, and tools from the maintenance department, tracking inventory used, returning unused items, and notifying supervisors of re‑ordering needs.

Complete documentation and paperwork accurately and timely so that service requests are tracked.

Assist in maintaining grounds, common areas, and amenities by picking up trash, performing general cleaning, pressure‑washing breezeways and pool areas, and painting curbs and signage as needed.

Support cost‑cutting and expense control by fixing rather than replacing parts when possible, avoiding waste, and using tools and equipment correctly.

Other Responsibilities

Comply with safety and risk‑management policies, attend safety meetings, complete required OSHA and other training, and report accidents or incidents promptly.

Periodically inspect work performed by contractors and vendors to verify quality, scope, and specifications.

Service Technician Duties

Assist in conducting routine and periodic inspections to identify safety concerns, keep the property in good repair, and communicate physical needs to management.

Physical Demands

Stand, walk, and sit for extended periods; bend, stoop, climb ladders, reach, carry objects, and crawl in confined spaces.

Work inside and outside in all weather conditions.

Push, pull, lift, carry, or maneuver weights up to 25 pounds independently and 50 pounds with assistance.

Occasional travel for training or meetings.

Work flexible schedule, including evenings, weekends, and holidays.

Required Licenses or Certifications

EPA Type 1 and II or Universal certification for refrigerant recycling (for Certified Service Technicians).

All certifications required by state and local jurisdictions (for all Service Technicians).

Valid driver’s license to operate a golf cart on property, depending on size.

Compensation
Hourly range $19 - $22.

Possible bonus programs for corporate and onsite positions based on performance.
