Maintenance Technician - Legacy Encore

Responsibilities

Completes assigned work orders from resident requests and preventative maintenance, diagnosing the source or cause of defects, and repairing in accordance with established policies, procedures, safety standards, and code requirements.

Completes the “make‑ready” process to prepare vacant apartment homes for leasing and new move‑ins, including pre‑move‑out inspection, creating a“punch” list, scheduling vendors and contractors, obtaining supplies, completing maintenance tasks, and inspecting finished work.

Follows procedures for accessing and obtaining materials, supplies, equipment, tools, and other items from the property’s maintenance department by tracking inventory used, returning unused items to the established location, and notifying the maintenance supervisor about re‑ordering needs.

Completes documentation and other paperwork in a timely, accurate, and complete manner so that service requests can be appropriately documented and tracked.

Assists in maintaining grounds, common areas, and amenities by picking up trash and debris, pressure‑washing breezeways and pool areas, performing general cleaning, and painting curbs and signage as needed.

Supports cost‑cutting and expense control programs by fixing rather than replacing parts when possible, using materials and supplies efficiently, and practicing proper use of tools and equipment.

Other Responsibilities

Complies with Greystar’s safety and risk‑management policies by attending routine safety meetings, completing required OSHA and other safety training, and reporting accidents and incidents promptly and accurately.

May periodically inspect work performed by contractors, vendors, and other service providers to verify that the work, materials, and services meet quality standards, scope, and specifications as required.

Assists in conducting routine and periodic property inspections to identify safety and risk‑management concerns, keep the property in good repair, and communicate concerns about the physical needs of the property to management.

Physical Demands

Needs to stand, walk, sit, bend, stoop, climb ladders, reach, carry objects, and crawl in confined areas for extended periods.

Must work inside and outside in all weather conditions (rain, snow, heat, hail, wind, sleet).

Must push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance.

Rare or regular travel may be required to assist other properties, attend training, business meetings, or other situations necessary for daily responsibilities.

Must work a flexible schedule, including call time during evenings, weekends, and holidays.

Required Licenses or Certifications

EPA certifications Type 1 and II or Universal for refrigerant recycling (for Certified Service Technicians).

All certifications required by State and Local jurisdictions (for all Service Technicians).

Valid driver’s license to operate a golf cart on property, if applicable.

Hourly Compensation
The hourly range for this position is $20.00 - $23.00.

Additional Compensation

Corporate Positions: May be eligible to participate in a quarterly or annual bonus program based on individual and company performance.

Onsite Property Positions: May be eligible to participate in weekly, monthly, and/or quarterly bonus programs.
