Union Engineer

Essential duties and responsibilities include:
Serving as a lead Stationary Engineer operating and maintaining stationary engines and equipment such as steam engines, boilers, air compressors, generators, turbines, and refrigeration equipment.
Directing daily activities and supporting vendor requirements.
Distributing PMIs, directing and supporting Watch Engineer activities, and reviewing BSR completion requirements.
Performing Stationary engineer duties as needed.
Responding to Fire Brigade calls.
Recording data (temperature, hours of operation, fuel consumption, water levels, etc.), reading dials, gauges, and manuals.
Observing, setting parameters and making control modifications to all plant equipment, alarms, fire detection system, via computer software and building automation systems.
Being responsible and knowledgeable of high voltage / switch gear.
Performing electrical circuit switching without supervision.
Analyzing maintenance problems including emergencies and coordinating activities regarding repairs.
Being proficient in all plant systems (i.e. boilers, chillers, HVAC electronics, building automation systems, high voltage electrical, switch gear, and all types of lab systems).
Being knowledgeable of all building automation control systems.
Performing trending, point changes system troubleshooting, and performing additional tasks and functions as required.
Being capable of diagnosing and making repairs in the field. Applicants must have working knowledge of computers and the ability to learn and operate new state of the art computer functions.
Performing rotating shift work as required.
Maintaining shift coverage as needed.
Coordinating equipment repairs and troubleshooting with the Sr. Maintenance Mechanic HVAC, supporting data center equipment maintenance repairs and daily equipment inspections.
Ensuring all required forms to be filled out per the direction of management and data center requirements responding to MERT & Fire Brigade calls.
Adjusting manual controls or overrides automatic controls to start or shut down equipment.
Conducting safety tests and periodically inspecting repairs, adjusting, and lubricating equipment.
Performing preventative maintenance of equipment as required using hand and power tools.
Recording and reporting actions taken and feeding chemicals and caustics into systems and devices.
Performing water treatment test - observing the results of water titration tests.
Following all CBRE and regulatory agency policies and may be required to hold a license issued by a state or municipality that restricts the kinds of equipment operated to specified types and sizes.
Operating a computer, telephone, and maintenance tools and equipment.
It is agreed that the qualifications for Stationary Engineer at the Murray Hill, New Jersey location will include the possession of a NJ Steam Blue Seal Operator's License.
