Overview
We are seeking an experienced Project Superintendent to lead field operations on a 125-unit, ground-up podium multifamily project in downtown Denver. This role will be responsible for managing all on-site construction activities, ensuring the project is delivered safely, on schedule, and to the highest quality standards.
Key Responsibilities
Lead all on-site construction operations from mobilization through project completion
Manage and coordinate subcontractors, vendors, and field staff
Develop, maintain, and enforce the project schedule (look-aheads, sequencing, logistics)
Ensure strict adherence to safety protocols and OSHA standards
Oversee quality control and ensure work meets plans, specs, and local codes
Coordinate with Project Manager, ownership, and design team
Conduct and lead daily/weekly site meetings
Manage inspections, permits, and city coordination (City of Denver)
Identify and resolve field issues proactively to maintain schedule and budget
Maintain accurate daily reports, logs, and documentation
Project Scope Experience (Required)
Ground-up multifamily construction
Podium (Type III over Type I) construction strongly preferred
Experience with:
Structured parking / podium decks
Wood-frame over concrete
Urban / tight-site logistics
Qualifications
5–10+ years of experience as a Superintendent in commercial or multifamily construction
Proven experience delivering multifamily projects (100+ units)
Strong understanding of construction sequencing, scheduling, and site logistics
Ability to read and interpret plans, specs, and shop drawings
Experience working in downtown / urban environments preferred
Proficiency with Procore, Bluebeam, MS Project or similar tools
Strong leadership and communication skills
Compensation & Benefits
Base Salary: $110,000 – $140,000 (DOE)
Bonus: Project-based performance bonus
