Job Description
The Property Accountant is responsible for accurately recording and reporting property-level financial statements in accordance with GAAP and company policies. This role ensures timely preparation of financial statements, reconciliations, and variance analyses to support property operations. The Property Accountant also collaborates with property teams and corporate finance to maintain compliance and drive financial accuracy.
Responsibilities
Prepare balance sheets and income statements for assigned portfolio of properties, ensuring accuracy and compliance.
Analyze, document, and record transactions in the Company's JD Edwards general ledger, maintaining thorough supporting workpapers.
Provide detailed explanations for all balance sheet and income statement variances.
Calculate tenant common area maintenance (“CAM”) charges according to lease agreements.
Collaborate with property teams, financial reporting teams, and other business partners to ensure smooth financial operations.
Document and record ownership-level transactions and adjustments for assigned portfolio based on relevant legal documentation such as debt agreements, purchase and sales contracts, and joint venture agreements.
Stay informed on external accounting and reporting practices to understand transaction disclosures and financial trends.
Other duties as assigned.
Qualifications
High school diploma or GED required.
Bachelor's degree in Accounting, Business, or a related field required; CPA candidate is a plus.
Minimum of 2 years of experience in related accounting or finance role required; experience within the real estate industry is preferred.
Demonstrated experience preparing workpapers supporting accrual-based general ledger entries and responding to audit inquiries.
Strong organizational and problem-solving skills with the ability to meet deadlines.
Strong written and verbal communication skills.
Excellent attention to detail and accuracy.
Working knowledge of Microsoft Office Suite with intermediate-level Excel skills.
Experience with an ERP general ledger, preferably JD Edwards or Yardi.
Compensation
Salary type: Exempt
Pay Frequency: Bi-weekly
Annual Base Salary Range: $70,000 - $90,000
Annual Bonus: 10%
