
Facilities Maintenance Supervisor

We are seeking a Facilities Supervisor to join the Facilities team at our manufacturing facility located in Lansdale, Pennsylvania. The Facilities Supervisor will be responsible for the overall maintenance of the organization’s facilities, including the grounds and associated equipment, as performed by technicians and a variety of vendor partners. The Facilities Supervisor will also provide internal support for special events and projects as required. The Facilities Supervisor will be customer service oriented, a solid team leader, a good communicator, knowledgeable in all or most aspects of facilities management, energetic and adept at identifying and adapting to changing priorities. The Facilities Supervisor will report to the Manager, Facilities.
Responsibilities
Supervise and provide guidance to a team of maintenance professionals, including technicians and support staff, to ensure efficient and effective operations.
Develop and implement maintenance plans, schedules, and strategies.
Manage the maintenance aspects of facility operations.
Participate in budget planning and manage allocated funds for maintenance activities.
Ensure facilities adhere to safety, environmental, and regulatory standards.
Collaborate with external vendors and contractors for specialized maintenance services.
Conduct regular inspections and quality assessments.
Develop and maintain comprehensive emergency response plans for facility-related incidents.
Qualifications
Direct a staff of facilities technicians, including electrician, HVAC technician, plumber and general maintenance mechanics such that the entire facility and all grounds are safely, properly and promptly maintained.
Serve as a working Supervisor, willing and able to safely assist technicians with their work tasks on an as-needed basis.
Create and maintain preventive and predictive maintenance schedules for all facilities equipment, including new equipment installed under capital projects.
Respond to facilities issues, as well as maintenance and other requests, including conference room set up, equipment, office and personnel moves, special event set-ups and take-downs, etc.
On a daily basis, proactively inspect the facility and grounds in order to identify areas for improvement before clients do. Address those areas safely, properly and promptly.
Promptly investigate and resolve any client complaints.
Assign work orders to technicians. Close work orders after verifying that all work has been completed properly.
For each technician, create annual SMART objectives which align with and fully support Facilities departmental goals.
Provide regular performance feedback to all technicians. Conduct mid-year and year-end performance evaluations.
Leverage Company tools and resources to praise technicians for above-and-beyond performance. Similarly, take appropriate disciplinary actions as warranted to ensure that technicians perform all assigned tasks safely, properly and promptly, and that they comply with all established work rules.
Monitor technician work schedules. Administer Paid Time Off. Manage overtime vs. budget.
Seek, identify and schedule relevant technical training opportunities for technicians which enhance their skills and bring value to the Company. Coach technicians in the same fashion.
Interview and hire technicians as needed and approved by the Manager, Facilities.
Provide the inputs needed to manage insourcing vs. outsourcing by evaluating technician workload relative to headcount and vendor partner budget and bandwidth.
Direct vendor partners in the maintenance of the facility and grounds.
Develop and maintain contracts and manage relationships with key vendor partners.
Assist with annual expense planning and day to day management of expenses to the approved plan.
Collaborate with the Facilities Project Manager and Manager, Facilities to create the annual capital plan; assist in managing and changing that plan as other needs are identified and priorities change.
Direct technician resources to support capital projects as determined by the Manager, Facilities.
Plan or assist in planning major shutdowns and site work which impacts large portions of the site or the entire site.
Work extended hours beyond a traditional work schedule to include, but not limited to, evenings, weekends, extended shifts, and/or extra shifts, sometimes with little or no notice.
Comply with all CAES safety rules, policies, and procedures.
Perform other related duties as assigned.
Minimum Qualifications
Four (4) years of facilities maintenance experience.
One (1) year of supervisory or lead experience.
High School Diploma or GED.

Ability to obtain or maintain a Security Clearance.
Technical Skills
Skilled in the use of hand and power tools.
Fluency in reading and evaluating construction plans (e.g. architectural, mechanical, electrical, plumbing, structural, etc.) and specifications.
Understanding of, and familiarity with, all applicable building codes.
Physical Demands
The Supervisor is frequently required to walk, sit, climb or balance, stoop, kneel, crouch or crawl, as well as lift and/or move up to 50 pounds.
Ability to travel (approximately 10%) to CAES facilities throughout the U.S. and Mexico as, if and when necessary.
