[UNION] Operating Engineer
Job Description Summary
Responsible to ensure the efficient operation and maintenance of mechanical, electrical and plumbing equipment and systems for the assigned property(s). Responsibilities include maintaining a clean and safe working environment, performing rounds, conducting routine assessments, day-to-day preventive and corrective maintenance, painting, and housekeeping for assigned properties.
Responsibilities

Perform all plumbing, electrical, or HVAC requirements of the building(s).
Maintain heating equipment, chillers (air and/or water cooled), DX units, pumps, cooling towers, fan coil units, VAV and air distribution systems, etc.
Monitor and adjust mechanical/pneumatic equipment, steam stations, control gauges, distributor panels, valves, thermostats, diffusers, and other equipment to provide a comfortable environment.
Verify field conditions and perform necessary repairs or adjustments.
Monitor Energy Management.
Repair doors, ceilings, hand railings, floors, and other general repairs, adjustments and installations.
Perform repairs to plumbing fixtures (water closets, urinals, flush valve assemblies, lavatories, etc.).
Perform preventive maintenance duties per C&W standards, building protocol, manufacturer recommendations and industry best practices, including changing filters, cleaning coils, flushing condensers, inspecting belts and bearings, maintaining chemical treatments, cleaning cooling towers, and conducting annual inspections and other scheduled routines.
Inspect engine room equipment, fan room equipment, cooling tower, motors, house pumps, electric rooms, back-up generator, fire pump(s), sump pump(s), and ejector pumps.
Replace lamps and light fixtures, verify signage, and ensure rooms are clean and clear of obstructions.
Check emergency exit signs and lights, ensure access to emergency stairs and exits. Conduct fire and life safety inspections as per NFPA, local jurisdiction, and building protocol.
Document and report activities to supervisor; respond to emergencies and customer concerns.
Comply with applicable codes, regulations, governmental directives and safe work practices; complete required safety training annually.
Comply with dress code and maintain a neat appearance when on property outside working hours.
Qualifications

Education: High School Diploma or GED; apprenticeship program or trade school preferred.
Experience: 5+ years of related work experience in operating mechanical, electrical, and plumbing systems in a commercial property setting.
Licenses/Certifications: Appropriate license/permit for trade (e.g., Journeyman or Master Electrician, Refrigeration Certificate, High Pressure Boiler License, etc.) as may be required. May require Universal Technician for CFCs depending on market licensure.
Other: Valid driver’s license with a good driving record; basic computing skills (Outlook, Excel, Word); knowledge of energy management systems; thorough knowledge of building systems operations, maintenance and repair.
Work Arrangement and Environment

May be the only maintenance staff member on duty during certain shifts; may require extended work periods without relief for priority or emergency situations; may require shift work and/or on-call duties. Occasional travel between properties; work in a professional office environment with standard office equipment.
Compensation and Benefits

The compensation for the position is $42.25 - $49.70. Compensation may vary based on location, eligibility factors, and collective bargaining agreements.
