The Community/Property Manager is responsible/accountable for day-to-day operation of their designated communities and overseeing/maximizing the occupancy levels and value of their portfolio. In addition, the Community/Property Manager provides management, direction, and leadership to direct reports and ensures that all operations align with OneWall Communities objectives and regulatory requirements.

Essential Duties and Responsibilities

Manage and oversee all community operations, including property maintenance, capital improvements, rent collections, lease administration, budgeting, and marketing.

Develop, mentor, and lead a high-performing, cohesive team of property staff.

Maintain accurate records of all community transactions and submit regular reports such as rent rolls and delinquency reports.

Assist in preparing the annual property‑management operating budget.

Maximize rental revenue by maintaining high occupancy and minimizing vacancy, bad‑debt loss, and concessions.

Ensure timely collection, posting, and depositing of all rents and late‑fee charges.

Generate and process legal documents and actions in accordance with state and Company guidelines.

Communicate continually with vendors and contractors regarding scheduling, billing, vendor relations, and certificates of insurance.

Submit A/P invoices to the corporate office for payment and handle petty cash and all funds.

Monitor and analyze traffic logs, conversion ratios, budget guidelines, renewal information, and marketing data, providing up-to-date information to stakeholders.

Confirm all leases and related paperwork are completed and entered into the property‑management software accurately and on schedule.

Ensure all administrative paperwork is accurate, complete, and submitted on time.

Lead the community emergency team, ensuring proper response to emergencies in line with company guidelines.

Develop and implement resident‑retention programs, including resident functions, special promotions, and newsletters.

Oversee all personnel administrative processes, including performance evaluations, salary reviews, time sheets, and status change forms.

Maintain community appearance and promptly address repairs through regular inspections and tours.

Record service requests and communicate them appropriately to maintenance.

Ensure all staff comply with OSHA standards and company safety policies at all times.

Provide resident services, including follow‑up on all maintenance requests, responding to complaints, planning resident activities, and maintaining exceptional resident communication.

Supervise the apartment turnover process, including move‑in and move‑out procedures.
