Overview
Community Manager responsible for day‑to‑day operations, physical assets, and maximizing the financial returns of an assigned HUD/Tax Credit property. Coordinates leasing, collections, resident services, maintenance, risk management, expense control, reporting and compliance. Ensures staff compliance with company policies and all applicable laws.
Responsibilities
Implement strategies to enhance the value of the asset.
Process rent increase notices, track schedules, and implement them on time.
Track and reconcile accounts receivable across properties.
Prepare, issue, and process unpaid and late rent notices; recommend improvements to policies.
Handle resident evictions, including service and preparation of appropriate notices; issue and manage 30/14 notices.
Collect rents, maintain petty cash, ensure accurate accounting and timely deposits; log late charges, NSF and other fees.
Maintain neat, legible records and submit weekly reports on time.
Manage all property staff with guidance from Portfolio Managers.
Promote harmonious relations among tenants, employees, owners, and the local community.
Assist Portfolio Managers in preparing for property inspections.
Ensure compliance with State Residential Landlord & Tenant Acts and all applicable governmental laws and regulations.
Implement Cascade Management’s policies, procedures and Service Model of Friendly, Helpful, Knowledgeable, Respectful, and Responsive.
Compensation & Benefits
Hourly rate: $24.00 – $35.00.
Schedule: Monday–Friday, 8 am–5 pm (40 hours/week).
Location: Federal Way, WA.
