Job Description Summary
This position has managerial oversight of multiple facilities, an entire campus, or a portfolio of client facilities and has at least one Facilities Manager and/or Assistant Facilities Manager reporting into it.
Position Summary
The Senior Facilities Manager has overall responsibility for implementing policies, procedures, and programs to assure well‑managed and well‑maintained buildings, prioritizing tenant, environmental health and safety, and quality programs in coordination with client goals. The role is the primary liaison with the client, coordinating services, activities, financials, vendors, and manpower to meet current and future needs of the building and operations. The Senior Facilities Manager also manages the overall financial and KPI performance of the business plan for the respective portfolio.
Essential Functions and Responsibilities
Oversee day‑to‑day operations of facilities, high rise or campus to ensure all services are delivered effectively.
Manage service contracts cost effectively, ensuring performance, financial review, RFPs, and invoicing match contract pricing, and initiate audit & control systems.
Lead the facility management team in supervising maintenance programs for interior and exterior conditions and appearance.
Ensure staff provides positive and prompt response to client and tenant requests.
Implement ongoing contract review programs to assess client, tenant, and occupant needs, solving problems promptly and mutually benefitting tenants, owners, and properties.
Prepare and deliver consolidated reporting of budgets, financial reports, contracts, expenditures, and purchase orders.
Develop, prepare, and explain annual facility budget, quarterly forecasts, and business plans.
Assist in development of capital budgets, including a five‑year plan of maintenance, facility improvement, and cost reduction initiatives.
Coordinate collection, analysis, and reporting of statistical data to assess facility management objectives, work order productivity, cost savings, and improvements.
Approve all positions and direct hiring, training, and motivational activities; conduct performance evaluations of facility management staff.
Manage and drive customer focus within all operational areas, maintaining effective relationships with key client contacts.
Drive innovation through best practices, operational and service efficiency, identifying industry trends and tools to contribute to operational excellence.
Ensure tenants and vendors comply with insurance requirements and coordinate all claims.

Important Education
Bachelor’s degree in Facilities Management, Corporate Real Estate, Project Management, or Business Administration required.
Important Experience
Minimum 8–10 years of facility management experience with at least 3 years at the Facility Manager level.
Experience in leasing, construction, engineering, and all facets of property operation and building management.
Experience with human resource and performance management processes.
Experience with critical system environments preferred.
CMMS/Work Order Management experience preferred.
