Geneva Lakes Vacations (GLV) is a locally owned vacation rental management company based in Lake Geneva, Wisconsin. We manage over 130 homes and have built a strong reputation for homeowner relationships, disciplined revenue management, and operational excellence.
We are deeply connected to the local community and focused on building a business that is both high-performing and built to last. As we enter our next phase of growth, we are seeking a General Manager to help lead that transition.
The Opportunity
This is not a traditional, hands-off General Manager role.
This position is designed for someone who wants to:
Learn the business from the inside
Be directly involved in how it operates
Build systems and improve performance over time
Lead through accountability, not just direction
You will work closely with ownership, who will continue to drive vision and strategy, while you take ownership of execution across the company.
What the Role Actually Looks Like (First 18–24 Months)
You will be deeply involved in the business, including:
Managing financial workflows (invoices, reimbursements, statements)
Learning and overseeing operational systems (PMS, OTA platforms, smart home tech)
Running weekly performance meetings
Solving real-time operational challenges, especially during peak season
Participating in the on-call rotation, including weekends as needed
This is a 24/7 business. Being on call early on is intentional as
we feel it builds the context required to lead effectively.
Over time, as systems and team structure improve, the expectation is to step out of regular on-call responsibilities.
Key Responsibilities
Team Leadership & Accountability
Lead Owner Success Managers (OSMs), Reservations, Operations, Concierge, and Business Development
Run weekly OSM meetings
Manage performance through scorecards and accountability
Maintain a professional, respectful culture
Owning Performance (OSM Team)
Lead weekly performance cadence (L10-style meetings)
Track and drive revenue performance
Coach and develop team members
Operations & Execution
Oversee day-to-day operations across departments
Ensure coordination across teams
Manage escalations with owners and guests
Financial Oversight (Hands-On Early)
Review P&L and monitor budgets
Process and review invoices and owner statements
Support reconciliations and financial accuracy
Systems & Process Development
Improve workflows and standardize operations
Build scalable systems that reduce reliance on individuals
Technology Oversight
Manage platforms such as Streamline, Airbnb/VRBO integrations, and smart home systems
Ensure systems are functioning properly and evolving
The Industry
We operate in the short-term rental (STR) space, which differs from traditional hospitality. You will need to develop a strong understanding of:
Property-level revenue management
Seasonality and demand patterns
Owner relationships
Distributed property operations
Prior STR experience is helpful, but not required.
Community & Industry Involvement
This role includes being active in the Lake Geneva community:
Building relationships with local business and tourism leaders
Representing GLV professionally
Participating in industry organizations over time
