Job Description Summary
The Lifestyle Coordinator supports day‑to‑day community management to achieve goals around resident retention. This role works closely with the Community Manager and Sales Consultants to assist in the move‑in process, create and coordinate programs and resident events, and handle all aspects of sales and marketing for the community.

Responsibilities

Greet prospects and residents as they enter the office or leasing area and ensure their comfort while they wait.

Assist with tours as needed and answer phone calls, routing all calls to the appropriate team member. Handle completed service request callbacks as necessary.

Maintain the guest suite schedule to ensure proper payment and cleanliness upon arrival, and manage the loading dock and/or elevator schedule for move‑ins and move‑outs.

Manage all package deliveries by documenting arrival information and notifying residents within 24 hours.

Ensure all amenities are in tour condition and prepared for resident use.

Utilize amenity space to develop and execute innovative, creative, and dynamic events, services, and programs. Work to develop outcomes and assessment metrics to determine success of programs.

Keep detailed information on local area restaurants, shops, delivery places, and other pertinent information that may interest residents and maintain positive relationships with concierge vendors and local businesses. Offer recommendations on a variety of services or needs and keep up to date on community events.

Monitor and respond to Lifestyle e‑mail account and work with the Lifestyle team to ensure timely responses, marketing, and awareness of events, programs, services, and initiatives.

Create and produce the monthly calendar, newsletter, and flyers with activities and events. Monitor and submit items for Resident Portal postings.

Participate in ensuring Greystar sales and marketing program standards and benchmarks are met.

Provide input into the development of budgets within the property portfolio related to planned activities and resident retention, and manage expenses to budget.

Perform all sales and leasing activities to achieve the property’s revenue and occupancy goals: greet and qualify prospects, conduct property tours, show apartments, continue relationship with prospects, process applications, perform credit screening, conduct criminal background checks, prepare lease and move‑in packages, and ensure smooth resident move‑in and lease signing.

Collect all pertinent information from prospective residents at move‑in and record as appropriate.

Stay informed about market and competitor conditions that may impact occupancy, market rent, and sales results. Develop and implement short‑ and long‑term marketing plans and goals, and follow the property’s policies related to concessions and specials.

Design and execute marketing activities and events to create and drive traffic to the property, including resident referral and employer outreach programs, using internet marketing tools, and following other property‑specific marketing plans.

Use the on‑site property management software application to track apartment availability, record traffic and leasing activities, manage resident and prospect data, capture critical demographic and other information, and review and analyze data.

Ensure that the property and show units meet the company’s standards for show quality by daily inspecting the tour path and show‑ready units, communicating maintenance needs, merchandising and ensuring a physically appealing show unit or model, and preparing the leasing office for daily leasing activities.

Follow up with prospects and new residents within 24 hours to ensure satisfaction by sending e‑mail, thank‑you notes, cards, or making telephone calls or other contacts to finalize decisions to lease and/or renew.

Execute and perform activities in support of the property’s lease renewal program: prepare renewal letters and packages, meet with and contact renewing residents in advance, and ensure renewal documents are signed on time.

Respond quickly and courteously to resident and client/owner concerns and questions, taking prompt action to solve problems and document requests.

Demonstrate customer service skills by treating residents, prospects, guests, and others with respect, answering questions, and responding sensitively to complaints about maintenance services. Interact with all residents and acknowledge them by name.

Compensation
The hourly rate for this position is $19–$20 per hour.

Additional Compensation

Corporate Positions – Eligible to participate in a quarterly or annual bonus program based on individual and company performance.

On‑site Property Positions – Eligible to participate in weekly, monthly, and/or quarterly bonus programs.
