Summary
Supervise the community, provide leadership and technical maintenance support to the property assigned. Respond to and correct after‑hour emergencies on a timely basis per policy.

Essential Functions

Leader to on‑site maintenance staff in diagnosis of problems and repair in areas such as HVAC, electrical, plumbing, pool, carpentry, dry walling, exterior structural, and appliances.

Ensure all interior and exterior repairs to maintain apartments, common areas, buildings and grounds are completed according to established procedures.

Diagnose and repair physical building/unit maintenance issues, perform duties associated with the Maintenance Supervisor position as needed, and provide leadership to the team.

Responsible for ensuring the physical aspects of each assigned property meet the company’s established standards and any applicable laws.

Act as a resource for all maintenance staff in assisting with physical repairs, soliciting bids and with communicating issues and answers.

Schedule vacant unit turns with vendors, ensure quality of product per Sterling Standards.

Solicit and evaluate bids for services at the property. Hold vendors accountable for standards of work.

Continually monitor budgeted maintenance expenses.

Manage all capital projects as budgeted and approved by ownership.

Manage all contracts and bid work out regularly to ensure the best price and value are achieved.

Manage all contractors on the property for satisfactory work, confirm safety measures are followed and insurance policies are all up to date.

Collaboration and Leadership

Collaborate regularly with senior management to ensure team activities are in alignment with Sterling’s mission and strategic plan.

Infuse the Guiding Principles into team activities and exemplify what these should look like in daily operations.

Provide leadership and direction by taking charge when situations warrant. Identify solutions which address issues, while considering the individual needs of the team.

Provide training and ensure colleagues have necessary tools for their specific roles.

Ensure colleagues understand expectations and goals. Monitor colleague performance and productivity and timely provide constructive feedback, while providing opportunities for colleague success.

Educate team on Sterling policies, procedures and regulatory requirements, identify instances of non‑compliance and elevate issues appropriately.

Identify and productively manage colleague issues. Communicate and partner with supervisor and other departments as situations dictate.

Education & Experience

High School Diploma or G.E.D. equivalent required.

Valid Driver’s License required.

Minimum three (3) years’ experience in maintenance or equivalent field.

Own and use basic and tools, as well as utilize basic computer programs to perform tasks.

Other Requirements (Background Check and drug Screening)

Must be able to pass a drug test, driving record, credit check, criminal history and background checks prior to employment with Sterling Management Ltd.

Physical Demands

Ability to read and comprehend moderately complex documents.

Ability to verbally and in writing communicate information and ideas so others will understand. Must be able to exchange accurate information in these situations.

Frequently operates a computer and other office productivity equipment, such as a copy machine, printer, telephone or fax machine.

Ability to travel to different work sites via personal automobile, rental car, airplane and public transportation modes up to 20% of the time.

Must be able to bend, stoop, sit, stand, walk, climb stairs and ladder, reach, lift, pull, push, balance, crouch, crawl and kneel.

Occasionally lift, carry and/or move up to 75 pounds.

May be exposed to inside and outside environmental conditions, chemical hazards, respiratory hazards, extreme cold for more than 1 hour at a time, extreme heat for more than 1 hour at a time.
