Responsibilities

Conduct routine maintenance on equipment and systems such as HVAC units, plumbing fixtures, and electrical wiring to ensure efficient operation and perform any needed repairs.
Check the building for damage to doors, windows, and walls and repair as needed.
Keep a record of completed repairs and the last serviced date of equipment.
Plan and implement preventative maintenance procedures to maximize equipment performance and reduce safety risks.
Handle additional maintenance tasks as required.
Be reachable via company‑provided emergency cell phone after hours to respond to life‑safety, property‑damage, or common‑area emergencies, including evenings, weekends, and holidays.
Respond to and resolve emergency maintenance issues such as sewer backups and water intrusion.
Coordinate and ensure proper cleanup, working with outside vendors when necessary.
Perform general building operation and maintenance duties, including drywall repair, painting, routine property and building inspections, boiler checks, sprinkler room inspections, fire panel checks, filter and light‑bulb replacement, and minor plumbing‑related repairs.
Install portable A/C units, pick up supplies, use ladders, and access rooftops for minor repairs.
Qualifications

At least 2 years of maintenance experience.
Demonstrated understanding of heating and air conditioning units, plumbing systems, and electrical systems.
High‑school graduate, GED, or equivalent.
Availability to respond on nights and weekends for on‑call maintenance requests.
Advanced knowledge of maintenance equipment, procedures, and techniques.
Physical ability to perform building maintenance tasks, including bending, climbing, and lifting.
Adherence to all applicable safety standards is essential.
Compensation

$55,000 - $62,000 per year.
