SCOPE AND PURPOSE: Douglas Emmett is seeking a dynamic, customer service oriented Assistant Property Manager to join our commercial property management team. Douglas Emmett offers ample growth opportunities and the anticipated career progression for this Assistant Property Manager would be to Property Manager.
RESPONSIBILITES:
* Building operational support to the Property Manager
* Oversee vendor contracts, participate in meetings and inspections for janitorial, landscape, parking and security
* Tenant relations including managing expectations, move in and annual surveys, email memos and building events
* Ability to assist with tenant improvements projects through attending construction meetings, scheduling vendor building access, reviewing change orders and statements of work
* Assist with leasing by preparing deal packets, writing letters of intent for renewals, reviewing stacking plans, participating in tours and marketing storage space
* Review MRI reporting including: aged delinquency, purchase orders, occupancy changes, janitorial vacancies, late fees, rent up, security deposits, CAM's & TLA's
* Participate in annual budgeting process
* Special projects as assigned by Property Manager
QUALIFICATIONS:
* 2+ years of commercial property management experience (Class A office preferred)
* Real Estate License (or ability to obtain a license within 6 months of being hired)
* Strong written and verbal communication skills
* Ability to exercise independent judgment to formulate and implement solutions
* Maintain professional demeanor and excellent customer service when interacting with building management, tenants and vendors
* Ability to work well under pressure, prioritize multiple tasks and consistently produce high-quality accurate work
* Projects a professional image by meeting Douglas Emmett dress code standards
* Can perform the essential physical requirements of the position with or without reasonable accommodation
