Job Description Summary Manage day‑to‑day operations of an assigned property, including team management, daily activities, resources, and financial and operational goals. Ensure compliance with company policies, Fair Housing, ADA, Fair Credit Reporting Act, and other multi‑family housing laws and regulations.
Job Responsibilities Provide input into the development of property budgets by analyzing financial statements, marketing information, and operational reports to forecast performance.
Achieve targeted revenues by setting rent rates, collecting rent and fees, posting payments promptly, making bank deposits, and preparing monthly financial status reports.
Approve vendor invoices, reconcile work performed, verify certificates of insurance, code charges to appropriate Chart of Account codes, and liaise between vendors, accounting, and owners.
Control expenditures to stay within approved budget and manage petty cash fund.
Oversee lease enforcement: approve applications, discounts, and renewals; conduct inspections; follow notice requirements; evict residents; collect late fees and other allowable charges.
Analyze market and economic trends; implement short‑ and long‑range marketing and leasing strategies to meet occupancy and revenue goals.
Promote resident satisfaction and retention by responding to complaints, resolving service issues, and ensuring maintenance staff meets service standards.
Conduct regular property inspections to ensure physical aspects meet safety, cleanliness, and appearance standards.
Supervise property staff: interview, hire, orient, train, and manage performance per company policies.
Assist client/owner relationship management by meeting with owners, conducting tours, providing performance updates, and responding to owner requests.
Complete accounting, financial, administrative reports and perform other duties as assigned.
California Only: Manage lease process using California Lease File Checklist to ensure compliance.
Qualifications Bachelor’s degree in Business Management, Real Estate, or related field (preferred).
4–6 years of relevant experience in property management, sales, marketing, customer service, financial record keeping, sales revenue growth, and team coordination.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented, self‑motivated, able to work independently and collaboratively.
Specialized Skills All required state and local licenses and certifications.
Valid driver’s license for golf cart use; ensure staff with access also hold valid license.
Proficiency in Internet, word processing, spreadsheets, and database applications.
Strong proficiency with property management software (preferably Entrata, Yardi, OneSite).
Management and supervisory skills sufficient for hiring, leading, evaluating, and managing subordinates, including maintenance specialists.
Travel & Physical Demands Office environment with occasional outdoor exposure. Must access all exterior and interior parts of property and amenities.
Physical capability to push, pull, lift, carry, or maneuver up to 20 lb independently and 50 lb with assistance.
Required local travel for bank deposits, training, outreach events, or other duties as needed.
Compensation Base salary range: $95,000 – $98,000. Eligibility for quarterly or annual bonus (Corporate Positions) or weekly, monthly, and/or quarterly bonus (On‑site Property Positions) based on individual and company performance.
