Position Summary
As Service Technician 1, you are a multi‑faceted maintenance professional responsible for preparing vacant apartments for occupancy and providing quality service in a timely manner to our residents and the community. Each day, you will work in vacant apartments and occupied apartments, performing tasks including painting, drywall repairs, and executing maintenance repairs requested by the company. This role also involves conducting efficient daily maintenance tasks to increase the asset value and integrity of your community. You work independently at a consistent, quality pace, managing your time effectively, and delivering excellent customer service to residents, associates, and vendors.

Primary Responsibilities

Prepare all vacant apartments for occupancy, including painting, drywall repair, trash-out, mechanical, plumbing, and electrical repairs.

Perform basic system repairs on electrical, plumbing, hot water heaters, HVAC systems, appliances, etc.

Execute detailed work involving carpentry, drywall repairs, and interior/exterior painting.

Identify when full‑paint or touch‑up paint is needed and select the correct paint sheen and color.

Repair plank, vinyl, and carpet flooring.

Respond to resident service requests daily and in a timely manner with moderate supervision.

Carry out preventative maintenance as assigned.

Clean pools, monitor chemical balances, and maintain required logs as per city ordinances.

Perform daily grounds maintenance: trash removal, pet waste disposal, maintaining pet waste stations, sweeping walkways, and snow removal where applicable.

Participate promptly in property improvement and preventive maintenance scheduled tasks.

Use a Weidner‑issued cell phone and specified apps as part of your daily role.

Use a personal vehicle to travel between properties as assigned during work hours.

Take part in the scheduled on‑call rotation.

Willing to assist any maintenance team as needed.

Ensure common areas and amenities are clean and maintained daily to Weidner’s quality standards.

Qualifications

1+ years of maintenance experience required.

1+ years of painting and drywall repairs preferred.

Solid mechanical aptitude required.

Able to lift and carry up to 80 pounds (36.3 kg) and climb ladders and multiple flights of stairs.

Able to use an appliance dolly, push or pull up to 200 pounds (90.7 kg).

Able to work outdoors in all weather conditions.

Able to remain on feet for the entire shift when required.

Knowledge of electrical, plumbing, carpentry, swimming‑pool maintenance, appliances, building systems, irrigation systems, and HVAC systems.

EPA certification desired.

Complete tasks in a safe and efficient manner.

Ability to work in a fast‑paced environment with strong motivation to learn and contribute daily.

Able to give professional directions clearly in person, over the phone, via email, and text.

Experience with Microsoft Office (Word, Excel, PowerPoint, Outlook) preferred.

Yardi and Paycom experience preferred; willingness to learn new software.

Working knowledge of English; detail‑oriented and well‑organized.

Must agree to a criminal background check and voluntary drug testing.

Must have access to personal vehicle and/or reliable transportation at all times.

Driver’s license, vehicle, and insurance must be valid, unexpired, and match the country of operation.
