Position Overview and Responsibilities
Incumbent filling this position will be required to perform a variety of maintenance functions in buildings and their heating and air conditioning systems. Duties include routine minor mechanical maintenance and preventive maintenance to equipment, with a trained professional background in mechanical, plumbing, electrical, and general maintenance.
General Responsibilities
Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilating equipment.
Visually inspect all equipment daily and report any unusual wear or noise to supervisor that same day.
Perform scheduled preventive maintenance tasks such as oiling, greasing, filter changing, adjusting belts, etc.
Perform all specified preventive maintenance tasks assigned each week and report time and materials used in each work order.
Track inventory parts on hand for all repairs and/or replacements; request parts as needed.
Calibrate, adjust, and repair temperature devices.
Complete work orders for all calls and equipment repairs; work orders required for any maintenance activity performed on equipment other than scheduled maintenance.
Maintain mechanical rooms and equipment in immaculate condition.
Perform minor building repairs including replacing ballast and lamps, repairing and replacing locks and door closures, plumbing, pipe fitting, welding, and electrical repair and maintenance, replacing toilets fixtures, lavatories, faucets, etc.
Use Customer work Order System, Building Automation System, and Building Evacuation processes.
Adhere to safety procedures and regulations.
Public Relations
Maintain a good rapport with tenants, co-workers, and supervisors, keeping them informed of unusual situations and available to answer questions.
Display courteous and respectful behavior at all times; professional image representing the department.
Knowledge, Skills, and Abilities
Knowledge of principles and techniques of skilled building trades or mechanical repair work.
Knowledge of safety procedures required in maintenance and repair work.
Skill in using tools and equipment in maintenance and repair work.
Ability to perform a variety of skilled trades functions.
Ability to read blueprints.
Ability to install, maintain and repair electric motors, generators and other mechanical equipment.
Ability to take accurate measurements.
Ability to follow instructions.
Model behaviors of accountability, communication, empowerment, flexibility, integrity, respect, teamwork.
Minimum Qualifications
Two years’ experience in building maintenance, plumbing, electrical or mechanical; or vocational/technical training in mechanical repair or one of the building trades substituting at the rate of 720 classroom hours.
Valid driver’s license.
Available after hours for callbacks or shift work at night, weekends, and state holidays when necessary.
Physically able to climb multiple flights of stairs, climb a ladder, work from heights, bend, kneel, crouch, work near loud noises and electrical equipment, in basements, tight spaces, and on rooftops.
