Maintenance Technician

Position Summary
The Maintenance Technician is responsible for performing general maintenance and repairs to ensure apartment homes, buildings, and grounds are maintained in a safe, clean, and efficient manner. This role supports satisfaction by responding promptly to service requests and completing preventative maintenance tasks.
Key Responsibilities
Perform routine maintenance and repairs on apartments, common areas, and property grounds
Complete service requests in a timely and professional manner
Troubleshoot and repair HVAC systems, plumbing, electrical, appliances, and carpentry issues
Prepare vacant units for new (turnovers/make‑readies)
Conduct preventative maintenance inspections and maintain records
Maintain pools, fitness centers, and other community amenities
Ensure compliance with safety standards and company policies
Assist with emergency maintenance calls, including after‑hours rotation
Maintain tools, equipment, and maintenance shop organization
Required Skills & Qualifications
High school diploma or GED required
1–3 years of apartment maintenance or related experience
Working knowledge of:
HVAC systems (EPA certification)
Plumbing and electrical systems
Appliance repair
Drywall and painting
Ability to use hand and power tools safely
Strong troubleshooting and problem‑solving skills
Good customer service and communication skills
Ability to lift 50+ lbs and work in various weather conditions
Valid driver’s license
Work & Physical Requirements
Indoor and outdoor work in residential community settings
On‑call or rotating emergency maintenance schedule
Exposure to noise, dust, chemicals, and varying weather conditions
Frequent standing, walking, bending, kneeling, and climbing ladders
Ability to lift, push, and pull heavy equipment and materials
Manual dexterity for handling tools and small parts
