
Real Estate Commercial Sales Specialist

The Bagga Team is expanding our Commercial Division and is seeking a high-performing Commercial Real Estate Sales Specialist based in Edmonton and the surrounding areas. This role is designed for a closer — someone who understands how to structure deals, build relationships, and execute transactions across commercial asset classes, including retail plazas, industrial properties, land, multi-family, and business sales. You will be working within a growth-focused, opportunity-rich environment with access to strong lead sources, internal deal flow, and advanced tools such as CoStar and Moody’s Analytics to support underwriting, prospecting, and market analysis. We are not looking for someone who simply shows properties — we are looking for a professional who can identify opportunities, analyze deals, negotiate effectively, and close transactions.
Responsibilities
Drive business development and deal generation across Edmonton and surrounding markets through prospecting, networking, and relationship building with investors, developers, landlords, and business owners
Identify, analyze, and secure commercial opportunities, including retail plazas, industrial properties, land, multi-family, and business sales
Leverage platforms such as CoStar and Moody’s Analytics to source opportunities, track market trends, and support underwriting and decision-making
Convert inbound and outbound leads into qualified opportunities and closed transactions — with a strong focus on execution and results
Conduct detailed financial analysis and underwriting, including cap rates, NOI, cash flow projections, and return metrics, to advise clients effectively
Structure, negotiate, and close commercial transactions, including leases, acquisitions, dispositions, and business sales
Manage the full deal lifecycle from initial contact through due diligence, financing, condition removals, and closing
Build and maintain a strong pipeline of active deals and future opportunities, consistently tracking progress and follow-ups through CRM systems
Establish and grow long-term client relationships by providing strategic advice, market insights, and investment guidance
Conduct property tours, site inspections, and client meetings, presenting opportunities with confidence and professionalism
Collaborate with internal team members, legal advisors, lenders, and third-party professionals to ensure smooth and compliant transactions
Stay current with market trends, zoning regulations, and economic factors impacting commercial real estate in the Edmonton region
Maintain strict documentation, compliance, and reporting standards in alignment with brokerage and regulatory requirements
Proactively identify gaps and opportunities within the market and within internal systems, bringing forward solutions and deal ideas
Follow leadership direction while demonstrating initiative, ownership, and accountability in driving deals forward
Contribute to a high-performance, team-driven culture, sharing knowledge, supporting team members, and representing The Bagga Team brand at a high level
Qualifications
Active Real Estate License in Alberta (RECA compliant) – required
Previous experience in commercial real estate, business sales, or investment-focused transactions is strongly preferred (Residential agents with strong financial acumen and a proven track record may be considered)
Strong understanding of the full commercial real estate lifecycle, including prospecting & business development, financial analysis & underwriting, deal structuring & negotiation, due diligence and closing, and proficiency in using platforms such as CoStar and familiarity with Moody’s Analytics (or similar tools) for market research, prospecting, and deal analysis
Solid financial knowledge — ability to confidently analyze and discuss cap rates, Net Operating Income (NOI), cash flow and return metrics, investment scenarios and risk
Proven ability to generate business, build a pipeline, and close transactions
Strong negotiation and communication skills with the ability to handle complex, high-value deals
Highly motivated, self-driven, and results-oriented – you take ownership of your business

Compensation
