
Property Manager - Market Rate

Position Summary
The Property Manager – Market Rate leads the daily operations and performance of one or more apartment communities. This role oversees leasing, financials, resident satisfaction, maintenance, and vendor partnerships, ensuring full compliance with company standards and housing regulations. Focused on team leadership, retention, and NOI growth, the Property Manager plays a key role in creating a high-quality, service-driven living experience while driving operational and financial success.
Key Responsibilities
Staff Management & Supervision
Hire, train, supervise, and evaluate on‑site staff, ensuring clear performance expectations and ongoing development.
Promote a positive team culture through strong leadership, accountability, and support.
Oversee scheduling, timecards, and cross‑training to maintain operational coverage and support internal growth.
Leasing & Resident Management
Maximize occupancy through timely unit turns, strategic leasing, and performance tracking across ILS platforms and conversions.
Conduct market surveys to support competitive pricing and positioning.
Ensure smooth move‑in and move‑out processes with inspections and documentation.
Maintain strong resident relationships through a service‑first approach.
Manage online reputation and resident portals to identify trends and improve service.
Stay current on market conditions to inform leasing and renewal strategies.
Financial Management
Assist in preparation and oversight of the annual budget.
Review and analyze monthly financial reports and complete variance reports.
Ensure prompt rent collection and enforce delinquency procedures in accordance with lease terms and company policy.
Process payments accurately and maintain organized financial records.
Identify opportunities to reduce expenses, drive revenue, and improve NOI.
Operations & Maintenance Oversight
Maintain complete and compliant resident files and lease documents.
Manage consistent lease enforcement and timely incident reporting.
Oversee vendor relationships and monitor contractor performance.
Oversee preventive, routine, and emergency maintenance.
Represent Evergreen Real Estate Group with professionalism in all interactions with applicants, residents, vendors, and stakeholders.

Qualifications
Education: High school diploma or GED required; Associate’s or Bachelor’s degree preferred.
Experience: 3+ years in property management; 1+ year in a supervisory role.
Licensing: Must obtain Illinois Leasing Agent License within 120 days; valid driver’s license and insured personal vehicle required.
Technical: Proficient in Microsoft Office; experience with OneSite or similar software preferred.
Availability: Able to work occasional evenings/weekends and respond to emergencies.
Physical Demands: Regularly walk the property, including stairs, rooftops, basements, and mechanical areas; occasionally lift up to 25 pounds.
Certificates and Licenses: Leasing Agent License or Sales/Broker; Certified Occupancy Specialist and/or Tax Credit Certification (if TC property); ARM or CAM (Certified Apartment Manager) or equivalent; Valid Driver’s License and current auto insurance.
Preferred Skills: OneSite software experience; familiarity with regulatory software; strong written and oral communication; basic math skills.
Physical Demands
Regularly use hands to finger, handle, or feel; stand, walk, reach, climb, stoop, kneel, crouch, or crawl; occasionally sit. Lift up to 10 pounds routinely and up to 25 pounds occasionally. Requires good vision abilities.
Work Environment
Frequently exposed to outdoor weather conditions; occasional exposure to fumes or chemicals; moderate noise level.
