Position Overview and Responsibilities
This position will be located with the Fletcher Building group in Tallahassee, Florida. The incumbent filling this position will be required to perform a variety of maintenance functions on the buildings and their heating and air conditioning systems. Duties relate to Building Maintenance Mechanics and HVAC Mechanics. This requires a trained professional with mechanical, plumbing, and electrical experience as well as a general maintenance background. Specific duties include routine minor mechanical maintenance and preventative maintenance of equipment in this building.
General Responsibilities
Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilating equipment.
Visually inspect all equipment daily. Report any unusual wear or noise to supervisor the same day.
All scheduled preventive maintenance (oil, grease, filter changes, belt adjustments, etc.) to be performed as scheduled.
Complete and report time and materials used on each work order.
Keep track of inventory parts on hand for all repairs/replacements. Request parts as needed.
Calibrate, adjust, and repair temperature devices.
Complete work orders for all calls and equipment repairs; work orders are required for any maintenance activity not covered by scheduled maintenance.
Fill out and submit all scheduled and unscheduled work orders by the end of the week.
Maintain mechanical rooms and equipment in immaculate condition.
Perform minor building repairs including replacing ballast and lamps; repair or replace locks and door closures; perform plumbing, pipe fitting, welding, and electrical repair and maintenance; repair or replace toilet fixtures, faucets, and related components.
Possess working knowledge of Customer Work Order System, Building Automation System and Building Evacuation processes.
Maintain understanding of safety procedures and regulations.
Public Relations
Maintains a good rapport with tenants, co-workers and supervisors; keeps them informed of unusual situations and is available to answer questions. Excellent public relations skills are required due to continuous contact with tenants and the public. Courteous and respectful behavior is expected at all times. A professional image is required as this position represents the department to the public and tenants.
Knowledge, Skills, and Abilities
Knowledge of the principles and techniques of skilled building trades or mechanical repair work.
Knowledge of safety procedures in maintenance and repair work.
Skill in using tools and equipment in maintenance and repair work.
Ability to perform a variety of skilled trades functions.
Ability to read blueprints.
Ability to install, maintain and repair electric motors, generators and other mechanical equipment.
Ability to take accurate measurements.
Ability to follow instructions.
Ability to model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork.
Licensure/Registration/Certification
Valid driver’s license.

On-Call Assignment – This position has been approved in accordance with Section 110.209, Florida Statutes, Chapter 60L-32, Florida Administrative Code, and Collective Bargaining Agreements with the Florida Nurses Association (FNA) and the American Federation of State, County, and Municipal Employees (AFSCME), Florida Council 79. The approved On-Call form has been forwarded to the servicing human resource office.
Minimum Requirements
Two years’ experience in building maintenance, plumbing, electrical or mechanical; or vocational/technical training in mechanical repair or one building trades can substitute at the rate of 720 classroom hours.
Valid driver’s license.
Available after hours for callbacks or shift work at night, on weekends, and state holidays when necessary.
Must be physically able to climb multiple flights of stairs, climb a ladder, work from heights, bend at the waist, kneel and crouch, able to work near loud noises and electrical equipment, work in basements, tight spaces and on rooftops.
Adheres to safety policies, views safety videos, attends required safety meetings, and applies safety lessons daily to avoid accidents.
