Position Overview
Maintenance Mechanic – HVAC (Requisition No: 874736). Agency: Management Services. Working Title: MAINTENANCE MECHANIC – 72002074. Location: Tallahassee, FL.

Responsibilities

Perform preventive maintenance on plumbing, electrical, heating, air conditioning and ventilating equipment.

Visually inspect all equipment daily and report any unusual wear or noise to supervisor the same day.

Complete scheduled preventive maintenance tasks such as oiling, greasing, filter changing, adjusting belts, etc. as scheduled.

Report all time and materials used on each work order.

Keep track of inventory parts and request parts on an as‑needed basis.

Calibrate, adjust, and repair temperature devices.

Fill out work orders for all calls and equipment repairs; work orders are required for any maintenance activity performed on equipment other than scheduled maintenance.

Maintain mechanical rooms and equipment in immaculate condition.

Perform minor building repairs, including replacing ballast and lamps; repairs and/or replaces locks and door closures; perform plumbing, pipe fitting, welding, and electrical repair and maintenance; replace toilet fixtures and lavatories; replace faucets, faucet washers, etc.

Use Customer Work Order System, Building Automation System, and Building Evacuation processes.

Comply with all safety procedures and regulations.

Public Relations

Maintain a good rapport with tenants, co‑workers, and supervisors; keep them informed of any unusual situations and be available to answer questions and requests.

Demonstrate excellent public relations skills and equally courteous and respectful behavior at all times.

Represent the department to both the public and tenants with a professional image.

Knowledge, Skills, and Abilities

Knowledge of principles and techniques of skilled building trades or mechanical repair work.

Knowledge of safety procedures required in maintenance and repair work.

Skill in using tools and equipment for maintenance and repair work.

Ability to perform a variety of skilled trades functions, read blueprints, install, maintain and repair electric motors, generators, and other mechanical equipment.

Ability to take accurate measurements, follow instructions, and model behaviors of Accountability, Communication, Empowerment, Flexibility, Integrity, Respect, Teamwork.

Licensure / Registration / Certification Requirements
Valid driver’s license.

Other Job‑Related Requirements

Additional background screening may be required by tenant agencies based on position assignments or access requirements.

On‑Call assignment approved in accordance with Florida Statutes and collective bargaining agreements; must be available after hours for callbacks or shift work at night, on weekends, and state holidays when necessary.

Two years’ experience in building maintenance, plumbing, electrical or mechanical, or vocational/technical training in mechanical repair or one of the building trades (720 classroom hours can substitute).

Must be physically able to climb multiple flights of stairs, climb a ladder, work from heights, bend at the waist, kneel and crouch, work near loud noises and electrical equipment, work in basements, tight spaces, and on rooftop.

Adhere to safety awareness policies; view safety videos when presented and attend required safety meetings.
