Job Responsibilities
Sales & Leasing

Perform all sales activities to achieve occupancy and revenue goals, including greeting and qualifying prospects, conducting property tours, and showcasing apartment homes.

Manage the leasing process: process applications, conduct screenings, prepare leases and move‑in packages, and coordinate smooth move‑ins.

Maintain up‑to‑date prospect data in CRM systems (Entrata, Hyly); track leasing activities and document all follow‑up communications.

Monitor market conditions and competitor offerings; assist in developing marketing strategies, specials, and outreach programs.

Execute prospect follow‑up through calls, emails, thank‑you notes, and creative delivery items to convert leads to leases.

Ensure that show units, amenities, and tour paths meet company standards for cleanliness, presentation, and appeal.

Support the lease renewal process, including sending renewal notices, meeting with residents, and finalizing renewal documents.

Lifestyle & Resident Engagement

Plan, coordinate, and execute daily social, cultural, and wellness activities and events (2–5 per day, 7 days a week), including setup, breakdown, and procurement of necessary supplies.

Maintain a monthly event calendar, community newsletter, and marketing materials for activities.

Create resident profiles to tailor events to community interests and coordinate a resident volunteer program.

Photograph events and residents for marketing use across print and digital platforms.

Build partnerships with local businesses and organizations to enhance programming, secure sponsorships, and add value to resident experiences.

Arrange and manage transportation for off‑site excursions (if applicable).

Maintain confidentiality and foster positive relationships with all residents.

Move‑In Experience & New Resident Support

Welcome and assist residents on move‑in day, delivering welcome gifts and ensuring a positive transition.

Coordinate unit readiness, moving services, furniture measurements, and placement assistance.

Prepare and distribute move‑in paperwork and resident folders to appropriate personnel.

Marketing & Outreach

Organize and maintain marketing materials, sales collateral, and outreach packets.

Participate in community networking events, local associations, and outreach initiatives to generate new leads.

Leverage internet marketing tools (Facebook, Instagram, Hyly, email, community website) to drive traffic and interest.

Administrative & Reporting

Prepare daily and weekly reports on tours, move‑ins/move‑outs, and available inventory.

Assist with budget preparation for activities and manage expenses within budget limits.

Complete corporate reporting requirements in a timely and accurate manner.

Basic Knowledge & Qualifications

High school diploma or equivalent required; associate or bachelor’s degree in business, marketing, hospitality, or related field preferred.

1–3 years minimum of relevant experience in sales, marketing, internet, and customer service; sufficient to resolve complaints and complete financial records, documents, and reports.

Demonstrated ability to read, write, and communicate effectively to comprehend and complete legal documents, sell and explain apartment features, and answer questions.

Mathematical skills necessary to process sales conversions.

Ability to apply sales skills such as generating leads, conducting presentations, qualifying prospects, and closing.

Specialized Skills

All required licenses and/or certifications as mandated by state and local jurisdictions.

Valid driver’s license to drive a golf cart on property.

Proficiency in word processing, spreadsheets, property management applications, and database management programs.

Proficiency and fluency in using the internet for marketing, advertising, and sales‑related circumstances.

Ability to adapt to specific markets and professionals to ensure the sales message is received appropriately.

Travel / Physical Demands

Must be able to physically access all exterior and interior parts of the property and amenities.

Must be able to push, pull, lift, carry, or maneuver weights of up to 25 pounds independently and 50 pounds with assistance; able to stand for extended periods.

Routine local travel may be required for business meetings, market research, or related duties.

Must work a flexible schedule, which may include evenings, weekends, and/or holidays.

Team members work in an office environment but may be exposed to outside elements that could be unpleasant or hazardous.

Additional Compensation
Base salary is supplemented by a quarterly or annual bonus program for corporate positions and by weekly, monthly, or quarterly bonus programs for onsite property positions, depending on performance and role type.
