The Mortgage Loan Processor is responsible for the detailed gathering, review, and organization of documentation for first mortgage loan applications. This role prepares complete and compliant loan files for underwriting submission while ensuring adherence to FHA, VA, FNMA, and FHLMC guidelines. The ideal candidate is detail-oriented, deadline-driven, and highly effective at communicating with internal teams, applicants, and vendors.
Essential Duties and Responsibilities
Data Assembly (40%)
- Organize and assemble loan documentation in compliance with FHA, VA, FNMA, and FHLMC requirements
- Expedite the return of required information and documents to complete loan files for underwriting submission
- Review documentation exceptions with the Mortgage Underwriter and recommend alternative solutions when appropriate
- Communicate verbally and in writing with applicants, loan officers, and third-party vendors to obtain required documentation
Loan Processing (30%)
- Review complete loan files using checklists to verify receipt of initial and required documents
- Ensure all documentation meets Mortgage Underwriter and AUS stipulations
- Enter and maintain accurate loan data in the mortgage processing system
- Order appraisals, credit reports, preliminary titles, and other initial loan setup documents
- Prepare written verifications and correspondence necessary to support complete loan documentation
Submission & Follow-Up (30%)
- Review assembled files for compliance with FHA, VA, FNMA, and FHLMC guidelines prior to submission
- Ensure all pertinent documentation is complete and properly filed
- Prepare underwriting review forms and submit files for underwriting decision
- Complete follow-up documentation for approved or declined loan files
- Perform other duties as assigned
Qualifications
Knowledge, Skills, and Abilities
- Working knowledge of FHA, VA, FNMA, and FHLMC underwriting guidelines
- Proficiency with mortgage processing software and standard office technology
- Strong computer skills, including word processing, scheduling, and internet-based systems
- Accurate keyboarding and strong attention to detail
- Ability to prioritize multiple tasks and manage deadlines effectively
- Strong verbal and written communication skills
- Ability to lift up to 25 pounds
- Ability to train and support other employees using established procedures
- Reliable attendance and consistent work schedule
- Ability to build and maintain effective working relationships
- Ability to work collaboratively, accept constructive feedback, and communicate professionally
Education and Experience
- High school diploma or GED required
- Minimum of two (2) years of government and/or conventional mortgage loan processing experience preferred
