Job Summary
Performs a variety of routine repairs and maintenance work for buildings and grounds including minor heating, ventilation, and air conditioning, plumbing, electrical, and carpentry work as well as routine maintenance and repairs.
Facilities Maintenance Responsibilities (75%)
Performs routine building maintenance activities; performs minor plumbing repairs required including leaking faucets, clogged toilets, and water sprinkler malfunctions; performs carpentry work required to repair dents and/or holes in walls and paints walls; performs minor electrical repairs.
Monitors and repairs/replaces light bulbs, fluorescents tubes, spot lights, exit lights and other lighting malfunctions.
Inspects, tests, adjusts, and repairs all physical machinery, heating, cooling, piping, and electrical systems, and records maintenance in accordance with schedules.
Troubleshoots and repairs minor mechanical malfunctions and performs preventive maintenance on vehicles, dishwashers, laundry machines, vent fans, etc.
Repairs walls, floors, ceilings, cabinets, and furniture.
Maintains all supplies, parts, and equipment belonging to the Facilities Department.
Performs maintenance activities including construction, welding, brazing, soldering and plumbing under the supervision of the Property Manager and/or Maintenance Supervisor.
Checks and repairs pumps, fans, valves and motors.
Prepares accurate records for preventive maintenance.
Assembles and moves office furniture including chairs, desks, tables, bulletin boards, etc.
Facilities Cleaning Responsibilities (25%)
Cleans and sanitizes bathrooms; cleans sinks and toilets, polishes mirrors, and replenishes supplies.
Cleans windows; dusts and polishes furniture and fixtures.
Empty trash cans regularly; collects trash from grounds and cleans trash cans.
Oversees and directs the work of community service workers.
Assembles and moves office furniture including chairs, desks, tables, bulletin boards, etc.
Supervises and monitors all regularly scheduled contract services such as pest control, copy machines, telephone, street lighting, and utilities services, as needed.
Other Responsibilities
Monitors activities and visitors of building and grounds to ensure security.
Takes on additional responsibilities in the absence of other maintenance personnel.
Drives a Salvation Army vehicle as needed to pick‑up and/or deliver miscellaneous items needed for maintenance work or to transport passengers.
Assists with custodial duties as needed.
Available for after‑hours maintenance emergency calls, as needed.
Performs other related work as required.

Ability to use and maintain maintenance equipment and tools effectively and in a safe manner.
Ability to detect defects in equipment and to make proper repairs or adjustments.
Ability to follow instructions and work with little or no supervision.
Minimum Qualifications Required
Education and Experience
High school diploma or G.E.D.
and
Two to three years experience performing maintenance and repair work for commercial buildings and grounds
or
Any equivalent combination of training and experience which provides the required knowledge, skills and abilities.
Certifications
Valid State Driver License
Physical Requirements
Ability to meet attendance requirements.
Ability to read, write, and communicate the English language effectively.
Ability to exert the physical energy required to performing housekeeping and minor maintenance work.
Ability to drive a vehicle safely to perform assigned tasks.
Duties require frequent periods of physical mobility including but not limited to standing, walking, climbing, stooping, squatting, and lifting. Physical duties may be relieved by brief or occasional periods of sitting.
Extensive amount of physical effort required associated with lifting, moving, and carrying heavy objects (more than 50 lbs.) frequently.
Working Conditions
Work requires driving a vehicle and/or working outdoors daily with exposure to physical discomforts associated with changes in weather such as rain, cold, snow, heat or discomforts associated with noise, dust, dirt, and the like.
