
Apartment Maintenance Technician

Location: Marion Commons- Lake City, SC
Position Summary
The Maintenance Technician I supports the upkeep of an apartment community by performing general maintenance, apartment make-readies, preventive maintenance, and minor rehabilitation projects. This role works under the direction of the Community Manager and Maintenance Supervisor and may advance to Maintenance Technician II. Flexibility to work varied schedules, including weekends, on-call, and some holidays, is required.
Key Responsibilities
Perform general maintenance and repairs (electrical, plumbing, HVAC, appliances, drywall, pools).
Prepare vacant apartments for move‑in, including inspections and cleaning.
Complete service requests and respond to maintenance emergencies.
Conduct daily property walks to identify maintenance needs and safety hazards.
Assist with preventive maintenance programs.
Maintain exterior grounds and curb appeal.
Coordinate priorities with the Community Manager and Maintenance Supervisor.
Use and maintain tools and equipment safely.
Monitor vendors and assist with quality control as needed.
Support emergency response efforts (weather events, fire, flood, etc.).
Assist other communities when requested.
Attend required training programs.
Skills and Abilities
Basic troubleshooting skills across property systems.
Ability to prioritize tasks, work independently, and manage multiple assignments.
Strong attention to detail and customer service skills.
Effective communication with residents, vendors, and team members.
Proficiency with common maintenance tools and equipment.
Qualifications
High school diploma or equivalent required; trade school preferred.
Prior apartment maintenance experience preferred but not required.
Valid driver’s license and reliable transportation.
Ability to perform physical labor, including lifting 50+ lbs, climbing ladders, and working indoors/outdoors.
Advancement
Demonstrated knowledge of HVAC troubleshooting replacement and repair.
Ability to perform advanced troubleshooting on all property systems (HVAC, water heaters, electrical, appliances).
Must possess an EPA certification Type 1 and 2 minimum.
Minimum of 6 months as a Maintenance Technician I.
Good attendance record.
No written or verbal warnings.
Work Environment
Work is performed both indoors and outdoors on-site. This position involves physical activity, exposure to varying weather conditions, and use of power tools and safety equipment.
