Duties and Responsibilities
Install heating, ventilating, air conditioning, and refrigeration equipment, including controls and related fixtures such as air and water filters and piping.
Use refrigeration, pipe fitting, and structural layout techniques, blueprints, and appropriate machinery to join tubing, compressors, and condenser units, and to connect motors, compressors, temperature controls, humidity controls, and circulating ventilation fans to electrical power.
Check equipment for malfunctioning by observing pressure and vacuum gauges, adjusting controls, testing joints and connections for gas leaks, injecting refrigerant, and using testing equipment such as voltmeters and am probes to ensure proper operation.
Maintain, rebuild, and repair by replacing worn or defective parts—such as switches, fuses, thermostats, and electrical wiring—by pumping specified gas or fluids, lubricating motors and bearings, and changing filters.
Calculate heat loads for new installations and analyze and treat both open and closed water systems such as cooling towers, adding algericides to prevent airborne bacteria.
Perform related work such as making and assembling metal ducts and chassis parts for heating, air conditioning, and refrigeration systems; drilling holes, screwing, boring, riveting, and welding parts to assemble structural and functional components; and installing shells and cabinets of systems.
Maintain equipment for the distribution of heat and air conditioning throughout the entire facility.
Maintain ice machines in wards, operating rooms, outpatient department, and kitchen.
Maintain ventilating and exhaust equipment throughout the facility.
Order supplies, filters, steam traps, pneumatic controls, steam valves, thermostats, and refrigerant gases.
Repair steam traps throughout the facility.
Required Qualifications
Implement standard preventive maintenance for HVAC systems and related electrical systems.
Lubricate machinery and equipment effectively.
Maintain small hand and power tools.
Follow safety practices and procedures for HVAC and electrical systems installation, maintenance, and repair.
Utilize terminology, coding, symbols, and standard abbreviations for HVAC systems.
Apply techniques for HVAC installation, maintenance, and repair.
Perform pipe threading methods.
Operate heating, refrigeration, ventilation, and air conditioning machinery.
Manage electrical, electronic, and pneumatic HVAC control systems.
Use electrical test equipment such as voltmeters and am probes.
Understand and apply laws, rules, and regulations governing Facilities Department activities.
Read and interpret specifications, operation manuals, and blueprints.
Follow oral and written instructions accurately.
Demonstrate mechanical aptitude and manual dexterity.
Utilize standard office filing systems.
Preferred Qualifications
Operate computer software programs effectively, particularly Microsoft Word, Excel, and Outlook, to maintain records, databases, and communications.
Familiar with working in a healthcare facility environment.
Minimum Entrance Requirements
At least one year of full‑time or equivalent part‑time technical experience in the installation, maintenance, and repair of heating, refrigeration, ventilating, and air conditioning systems.
Completion of a two‑year program in refrigeration and heating may substitute for required experience, with education prorated on the basis of requirements completed.
Current and valid Massachusetts Refrigeration Technician's License may be required based on assignment.
