
Commercial Real Estate Title, Survey, Zoning Attorney

McCoy & Orta, a Professional Corporation, is seeking to hire a commercial real estate title, survey, and zoning attorney. Minimum of 5 years of commercial mortgage finance experience. Structured finance and/or CMBS experience is required. Must possess strong analytical abilities, excellent client‑relations skills and Bar membership in the state where you reside is required.
Title
Experience reviewing ALTA title commitments and loan policy proformas is required.
Experience reviewing title commitments/reports and loan policy proformas for Texas and New York properties is preferred.
Familiarity with all available endorsements for loan policies.
Responsibilities
Review title commitments, including the legal description and all documents referenced in the commitment.
Work with title agent to clear title exceptions and obtain title coverage.
Review and comment on loan policy proformas.
Draft and review estoppel certificates in connection with condominiums, declarations of restrictive covenants, declarations of covenants, conditions, and restrictions, and similar documents.
Survey
Knowledge of the 2026 ALTA/NSPS Minimum Standard Detail Requirements for ALTA/NSPS Land Title Surveys, including Table A thereto.
Experience reviewing and commenting on ALTA/NSPS land title surveys, including the legal description.
Experience reviewing ALTA/NSPS land title surveys in conjunction with title commitments and zoning reports.
Zoning
Experience reviewing and making comments to zoning reports from PZR and similar companies in conjunction with ALTA/NSPS land title surveys.
Verify the zoning company’s compliance determinations.
Review violations searches and work with Borrower’s counsel to clear and obtain updates regarding open violations.
