Airport Properties Specialist

CLASS SUMMARY
Under general direction, administers and manages commercial leases, concession agreements, and property use agreements between CVG Airport Authority and its tenants. This position manages assigned airport property portfolios, representing CVG Airport Authority in tenant interactions, coordinating compliance and asset stewardship activities, and providing recommendations that impact Airport revenue, risk management, and regulatory compliance. Responsible for administrative functions related to property management, including maintaining official lease, compliance, and contractual records necessary to support Airport operations and regulatory obligations. This position is responsible for leading assigned property initiatives.

ESSENTIAL DUTIES

Manages assigned airport property and lease portfolios, including aviation and non-aviation assets.

Administers and monitors commercial leases, permits, and agreements to ensure tenant compliance with lease terms, Airport rules and regulations, and applicable federal, state, and local requirements, including FAA regulations and grant assurances.

Leads and coordinates negotiations for lease amendments, extensions, renewals, and terminations within delegated authority; prepares analyses and recommendations for management approval as required.

Conducts inspections and walk-throughs of leased tenant spaces and Airport-owned facilities to identify maintenance issues, risk exposures, and non-compliance with lease obligations.

Reviews tenant maintenance records and compliance documentation to verify adherence to preventive maintenance and operational requirements.

Documents tenant deficiencies related to the maintenance, condition, or use of Airport-owned assets and develops or coordinates corrective and improvement plans.

Drafts, recommends, and assists with revisions to lease, permit, and agreement language to improve clarity, compliance, and protection of Airport assets, in coordination with the Airport Legal team.

Manages lease lifecycle activities within the Airport’s contract and property management systems.

Serves as a primary point of contact for assigned tenants, developers, consultants, and third-party partners.

Coordinates contracts for real estate appraisals, feasibility studies, surveys, and other professional services related to Airport property.

Assists with monitoring tenant insurance and bonding requirements in coordination with the relevant departments.

Supports marketing and redevelopment efforts for vacant or under-utilized Airport property.

Conducts research, data collection, and financial or market analysis to support optimal economic use of Airport property.

Prepares written reports, analyses, and recommendations related to property management and leasing actions.

Establishes and maintains effective working relationships with Airport personnel, tenants, vendors, consultants, and other agencies or organizations.

Maintains official property and lease files and related compliance documentation.

Ensures accuracy and completeness of records in accordance with Airport and regulatory requirements.

Prepares administrative records necessary for audits, inspections, and regulatory reviews.

Performs other duties of a similar nature and level as assigned.

EDUCATION & EXPERIENCE
Minimum Education: Bachelor’s degree

Details: Public administration, business administration, aviation management, real estate, or a related field.

Minimum Years of Direct Experience: 2

Details: Property management, commercial leasing, lease negotiations, contract administration, airport management, or commercial real estate.

Or, an equivalent combination of education and experience sufficient to successfully perform the essential duties of the job such as those listed above.

LICENSING/CERTIFICATIONS
Required

Maintain Security Identification Display Area (SIDA) clearance.

Obtain/maintain position appropriate NIMS & emergency training.

Valid Driver's License

Up to 10% travel may be required.

Additional Security Levels Required (Customs or Police Department) - Yes

Airfield Driving - This position requires driving on the airfield ramps.

DEMONSTRATED KNOWLEDGE OF

Operating standard office and information systems equipment.

Preparing and interpreting complex leases, contracts, insurance documents, financial reports, and correspondence.

Performing financial calculations and analyzing revenues, expenses, and utilization data.

DEMONSTRATED SKILL IN

Analyzing and interpreting financial, operational, and regulatory data affecting Airport property management.

Influencing, persuading, and negotiating with tenants and stakeholders; ability to act independently as a lead on assigned initiatives.

Exercising independent judgment, discretion, and initiative in resolving non-routine issues.

Making sound decisions in situations involving incomplete information or competing interests.
