About the role
Context – The Global CRES portfolio is significant in size and consists of a mixture of office locations, Supply/manufacturing, logistics sites and land/other. The North American region covers the US and Canada and this role is responsible for the following in region:
Deliver against the Global CRES strategy; to create inclusive and sustainable workplaces that drive connections and inspire our employees to do their best work
Lead NA demand office transactions to include new leases, renewals, planning and development and associated legal and financials with various contractual frameworks
Run NA property lease administration, data analytics and direct and indirect commercial income through active property asset and estate management
Manage the real estate and capital life cycle project management with Financial and Strategic Target Metrics performance
Support the financial performance of the CRES function for operational IFM/FM in the region plus day‑to‑day Property Lease administration to include lease payment processing
Customer engagement and business partnering with emphasis on risk, safety and compliance
Lead strong performance partner engagement with Fleet vendor, IFM vendor, commercial real estate agents, advisors, specialist, consultants, planning, lawyers, etc.
Partner with business, external partners, and supporting Americans, Central and Regional CRES teams to ensure our real estate, land, projects and associated initiatives meet our ambition
Partner with the business, suppliers, and internal partners to ensure our workspaces meet our ambition
Ensure proper governance for CRES related activities i.e. sustainability and H&S reporting, and handling related risk
Role Responsibilities
Outstanding Relationships
Develop and maintain trusted productive relationships with business/market client groups, Global/Regional CRES Teams, Performance Partners, participate in team meetings
Build, maintain relationships with networks to obtain insights, be the ambassador for CRES, showcasing our successes and innovation
CRES Real Estate and Projects Performance & Outcomes
Ensuring the Real Estate and Capital Projects deliver optimises cost, carbon and cash value add and programmes for consolidation, change or growth where needed within our CRES standards
Support the NA Real Estate and capital lifecycle management to include OPEX budget impact, driving efficiencies and financial value
Provide ongoing performance improvement and operational value to existing ways of working for value and efficiency
Coordinate real estate long‑term planning ensuring continuity of portfolio with minimum disruption to Diageo’s business operations while partnering with CRES Global Real Estate
Align with all Supplier and Diageo’s systems used to meet its health and safety obligations
Deliver our 2030 targets with respect to Sustainability – waste, water, carbon, aligning CRES with Diageo’s Society 2030 ambition
Team and 3rd Parties
Ensuring optimal delivery of key supplier real estate and project contracts to address business needs and release value
Manage Fleet vendor and budget to provide support to our Commercial sales and business vehicle requirements
Governance, Risk, Performance Measurement & Reporting
Share, roll out and embed best in class practice in CRES activities i.e., across NA
Ensure compliance with standards and policies within CRES, manage all CRES related real estate and project risks
Measuring and reporting to the CRES SLT on real estate and project metrics, plus key NA regional stakeholders
Establishing cross‑functional teams and holding them to account for the governance of decisions and change projects for their market
Compliance with Risk Management Standard and all compliance & governance, CARM controls, SOA etc
Ability to quickly assimilate new information and expand areas of expertise
Proven track record in delivering portfolio performance, as well as the ability to deliver and manage a wide variety of real estate projects while working with others, both within CRES, across an organisation and partnering with external Performance Partners
Be able to display knowledge of change and programme management i.e. first or second gen outsourcing, real estate strategies, construction/fit‑out/relocation projects/initiatives
Experience in real estate strategic and operational management services and external partners across NA markets
Awareness and management of CRES Risk and governance
Experience / Skills Required
Strong experience of managing IFM and Property Management services across a range of buildings / asset types
At least 7 years leadership / management experience in CRES related function
Experience in and / or a good understanding of Diageo or equivalent organisation
Highly self‑motivated and pro‑active with effective communication skills
Ability to align key client groups with potentially conflicting priorities and to effectively communicate with/challenge senior leaders
Track record to work with others, both within CRES and across an organisation
Be able to display knowledge of change and programme management i.e. first or second gen outsourcing, IFM initiatives
Understanding of Supplier and CRES IFM performance metrics and communication thereof
Experience of managing Sustainability programmes/targets across the CRES lifecycle, and fleet
Awareness and management of CRES Risk and governance policy and delivery of such
