Position Summary
The Light Duty Technician at ABS Commercial Cleaning plays a crucial role in maintaining a clean, safe, and well-functioning facility. This position combines routine cleaning, general maintenance, and light repair tasks to support a high-quality environment for all building occupants. The ideal candidate is dependable, detail-oriented, and capable of performing both cleaning and maintenance responsibilities with minimal supervision.
Essential Duties & Responsibilities
Light Maintenance & Repairs
The Light Duty Technician will assist with day-to-day upkeep of building systems and facility structures, including but not limited to:
Replacing light bulbs, ballasts, and small electrical components (non-licensed level tasks)
Patching drywall, repairing small wall damages, and touching up paint
Performing light plumbing tasks such as unclogging drains, fixing minor leaks, and replacing fixtures
Replacing HVAC filters and reporting abnormal system performance
Tightening loose fixtures, handles, and hardware
Conducting routine facility walk-throughs to identify potential issues before they escalated
Assisting with furniture and equipment setup, relocation, and basic assembly
Completing minor repairs to ensure smooth facility operations
Cleaning & Janitorial Responsibilities
As part of ABS Commercial Cleaning, the Light Duty Technician will perform a variety of routine cleaning tasks, ensuring spaces remain sanitary and visually appealing:
Sweep, mop, vacuum, and dust all assigned areas
Wipe down surfaces, counters, windowsills, and touchpoints
Spot-clean walls, doors, and windows
Clean and maintain restrooms, including sanitizing sinks, toilets, urinals, and replenishing supplies
Empty, clean, and replace liners in trash and recycling receptacles
Maintain cleanliness of maintenance areas, supply rooms, hallways, and common spaces
Respond to cleaning needs or spill cleanup promptly
Follow ABS cleaning standards and safety protocols for chemical use
Facility Support & Organization
Maintain organization and cleanliness in maintenance and storage areas
Track and manage inventory of tools, cleaning materials, and facility supplies
Assist with deliveries, unloading materials, and storing supplies properly
Help maintain equipment in functional condition, reporting malfunctions immediately
Safety & Reporting
Follow all safety guidelines established by ABS Commercial Cleaning and the facility
Report major maintenance issues, structural concerns, or hazards to the Facilities Manager
Document completed tasks, maintenance activities, and supply usage
Ensure compliance with OSHA and building safety standards
Participate in safety meetings, inspections, and training sessions as required
Additional Responsibilities
Support other team members during special projects, events, or facility requests
Assist with emergency cleanup efforts (water leaks, weather-related issues, spills, etc.)
Perform other duties as assigned to support overall building operations and maintenance
Qualifications & Requirements
Minimum Requirements
High school diploma or equivalent
Basic knowledge of cleaning procedures and safe chemical handling
Ability to perform simple maintenance and repair tasks
Good communication skills and ability to follow instructions
Strong time-management and organizational skills
Ability to lift 30–50 lbs and perform physical labor (standing, bending, climbing ladders)
Experience
Prior experience in maintenance, janitorial work, or facility support
Familiarity with basic hand tools and repair processes
Experience working in commercial environments or large facilities
Ability to work independently and proactively identify issues
Work Environment
Indoor and outdoor facility settings
Exposure to cleaning products, dust, and general maintenance conditions
Use of ladders, tools, and equipment required for cleaning and maintenance tasks
