
Warranty Maintenance Technician

Description
The Warranty Technician is a field-based role responsible for managing and completing warranty-related work on newly constructed builds while also supporting general maintenance requests within multifamily communities. This position works directly with original vendors and subcontractors to resolve warranty items and ensures all service work is completed in compliance with Fair Housing regulations. The ideal candidate is highly organized, a clear communicator, and comfortable working independently across multiple sites.
Key Responsibilities
Manage and complete warranty work orders for new construction projects
Coordinate directly with original vendors and subcontractors for warranty repairs and replacements
Perform on-site assessments, troubleshooting, and minor repairs related to warranty issues
Respond to and complete general maintenance/service requests within multifamily properties
Ensure all work is completed in compliance with Fair Housing regulations and company standards
Maintain accurate documentation of work performed, vendor communication, and job status
Communicate clearly with residents, vendors, and internal teams regarding service updates and timelines
Travel regularly between job sites using a company-provided van
Qualifications
Strong organizational and time management skills
Clear and professional communication abilities
Ability to work independently and manage multiple tasks in the field
Willingness to travel regularly (company van provided)
Prior maintenance or field service experience preferred, but not required
EPA certification preferred, but not required
Familiarity with multifamily maintenance practices is a plus
Working knowledge of Fair Housing guidelines preferred
Working Conditions
Field-based role (minimal office work)
Frequent travel between job sites
Use of company-provided vehicle for daily work

Safety and Compliance
All maintenance must be conducted within a safe environment and adhere to all OSHA standards. If an unsafe atmosphere is present you must notify your manager immediately. We will make every effort to improve that environment. If we cannot safely provide that service, we will contract those services to the proper professionals.
Any reasonable request by a supervisor must be honored if given in good faith and falling within your job responsibilities.

Providing your own tools and reliable transportation to and from work. (Ardent Property Management will provide all specialty tools. All hand tools are to be provided by the warranty maintenance technician.)
HVAC certification (preferred, not required)
