We are seeking a MAINTENANCE TECHNICIAN who reports to the Community Manager and works as part of a team to ensure that the property is maintained in the best physical condition possible and that all resident service requests are completed in a timely manner.

Key Functions and Responsibilities

Perform minor property maintenance and repairs as assigned by the Community Manager, including plastering, painting, plumbing, carpentry, mechanical and electrical tasks. Requires pushing and pulling, reaching overhead and in front, crawling around or behind equipment, and lifting drywall panels, large containers of paint, lumber and tools.

Observe and practice safety procedures when conducting maintenance work. Do not leave any equipment, tools, or supplies unattended. Wear safety gear accordingly and use proper signage to announce unsafe area conditions.

In conjunction with the Community Manager, prioritize, schedule, and complete resident service requests for unit repairs, general maintenance, and janitorial duties according to Abode Communities standards.

Prepare properties for inspections by regulatory agencies.

Coordinate and monitor progress of vendors or outside contractors.

Inspect property daily and report any needed repairs to the Community Manager.

Troubleshoot and diagnose equipment malfunctions. Repair equipment or arrange for repair by a vendor or outside contractor in accordance with Abode Communities policies and procedures.

Inspect building equipment and provide preventative maintenance services according to guidelines, preparing and maintaining all appropriate logs.

Maintain the maintenance equipment supplies inventory and order as needed.

Complete all paperwork such as preventive maintenance schedules, work orders, inventory reports, daily work logs, etc., on a daily basis or as required by the Community Manager.

Assist in the preparation of supplies orders.

Respond to after‑hours and weekend maintenance emergencies. May be called to assist on emergencies at other properties besides the assigned one.

Assist with janitorial duties as needed to support the best physical condition of the property. Special projects as designated by Regional Supervisor or Manager.

Key Position Requirements and Qualifiers

Minimum of three (3) years of general maintenance experience (plastering, painting, basic plumbing such as unclogging toilets and drains, carpentry).

Ability to read, write and speak English.

Ability to communicate effectively with people from diverse cultures and backgrounds.

Basic computer skills.

Valid California Driver License and availability of an insured vehicle.

Take direction from management.

Work in a collaborative manner as a member of a site team.

Relate professionally with vendors, residents and co‑workers.

Compensation and Benefits
The Maintenance Technician is a full‑time, non‑exempt position with an hourly salary range of $21.00 – $24.00. Salary placement will commensurate upon experience.
