Floating Community Manager

This role manages the day‑to‑day operations of an assigned property, including management of team members, daily activities, and resources to achieve budgeted financial and operational goals while ensuring compliance with company policies, Fair Housing, ADA, FCRA, and related regulations.

Provides input into budget development by analyzing financial statements, marketing data, and operational reports.
Meets targeted revenues by setting rent rates, ensuring timely collection of rent and fees, making bank deposits, and preparing monthly financial status reports.
Approves vendor invoices by reconciling work performed, validating certificates of insurance, coding charges to appropriate chart of account codes, and managing communication among vendor, accounting, and owner.
Controls expenditures to stay within approved budget and manages petty cash fund.
Oversees lease enforcement: approving resident applications, discounts, renewals, conducting inspections, following notice requirements, evicting tenants, and collecting late fees.
Analyzes market and economic trends to implement marketing and leasing strategies that meet occupancy and revenue goals.
Promotes resident satisfaction and retention by responding to complaints and resolving service issues, and ensuring maintenance staff meets company standards.
Conducts regular property inspections to ensure safety, cleanliness, and appearance standards are met.
Supervises staff: interviews, hires, trains, and manages performance in alignment with company policies.
Assists in client/owner relations by meeting owners, conducting tours, providing performance updates, and responding to owner requests.
Completes various accounting, financial, administrative, and other reports as assigned.
(California only) Manages lease process using the California Lease File Checklist to ensure completeness and compliance.
Basic Knowledge & Qualifications
Bachelor’s degree preferred in Business Management, Real Estate, or related field.
4–6 years of relevant experience demonstrating property management, sales, marketing, and customer service skills sufficient to manage day‑to‑day operations, resolve complaints, maintain financial records, increase sales revenues, and coordinate team work.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented and self‑motivated with ability to work independently, as a leader, and as a team member.
Specialized Skills
Must hold all licenses and/or certifications required by state and local jurisdictions.
Must have a valid driver’s license to operate a golf cart on property; staff who drive must also have valid licenses.
Proficiency in Internet, word processing, spreadsheets, and database management for required reports and employment documents.
Strong proficiency in property management software (preferably Entrata, Yardi, and/or OneSite).
Management and supervisory skills sufficient to hire, lead, direct, evaluate, and manage subordinate and team members, including maintenance specialists.
Travel / Physical Demands
Work in office environment; frequent exposure to outdoor elements. Must physically access all exterior and interior parts of the property and amenities.
Must be able to push, pull, lift, carry, or maneuver weights of up to 20 pounds independently and 50 pounds with assistance.
Routine local travel may be required for bank deposits, training, outreach, or related duties.
Additional Compensation
Corporate positions: Eligible for quarterly or annual bonus program based on individual and company performance.
Onsite property positions: Eligible for weekly, monthly, and/or quarterly bonus programs.
