Marketing Manager

Position Summary
The Marketing Manager prepares and implements the division marketing plan in cooperation with local leadership teams and corporate marketing. This role partners with an in-house agency and cross-functional stakeholders to launch campaigns, support community openings, and continuously improve traffic and conversion performance.
Key Responsibilities
Plan, execute, and optimize the division marketing plan in partnership with regional leadership and the in-house advertising agency.
Launch and manage advertising campaigns aligned to community traffic and sales goals; participate in ongoing strategy and status meetings.
Maintain strong knowledge of buyer profiles, selling points, and local market dynamics; translate insights into marketing actions and targeting guidance.
Audit onsite presentation (sales office, marketing window, signage, collateral) during field visits to ensure each community is positioned effectively.
Develop and manage marketing budgets (including prepaids); process/approve invoices and track spend.
Coordinate community "start-up" activities (sales office setup, model merchandising input, signage plans, collateral, floor plan and landscaping input as needed).
Plan and execute special events for new community launches (grand openings, VIP events, Realtor events, trade shows).
Oversee procurement of marketing materials and vendor support (signage, renderings, site plans, floorplans, photography/video).
Review and maintain website content accuracy; author or approve updates in the CMS as needed.
Provide guidance and mentorship to a Marketing Administrator (as applicable).
Qualifications
Bachelor's degree in marketing, Business, or a related field (or equivalent combination of education and experience). 3–5 years of related marketing experience; homebuilding, real estate, or multi-location marketing experience is a plus. Strong written and verbal communication skills; comfortable collaborating with sales, leadership, and vendors. Ability to manage multiple priorities, deadlines, and projects in a fast-paced environment. Valid driver's license and ability to travel locally for community visits and events.
Preferred Skills & Tools
Experience with email marketing platforms (e.g., Emma). Comfort pulling and interpreting reports from a CRM system; ability to translate data into actionable optimizations. Content management system (CMS) experience for website updates. Knowledge of creative tools preferred.
Location, Schedule & Travel
This role is based in the local division office with regular travel to communities, model locations, and events as needed. Schedule may vary based on community openings, weekend events, and business needs.
