Residence Operations Technician
Minerva University is seeking a highly capable, hands-on Residence Operations Technician to support daily operations at its San Francisco residence hall.
This is a maintenance-first role responsible for the overall condition, functionality, and cleanliness of the building. The position includes repairs, installations, and hands-on upkeep, while also supporting front desk operations and resident services as needed.
The ideal candidate is proactive, resourceful, and comfortable performing a wide range of maintenance tasks across multiple trades. This role requires strong ownership, attention to detail, and the ability to independently identify and resolve issues to maintain a safe, clean, and fully operational environment.
Key Responsibilities
Maintenance & Facilities (Primary Function)
Perform repairs, replacements, and installations, including:
Painting, drywall repair, patching, and finishing
Floor repair and installation (vinyl, tile, transitions, baseboards)
Door, lock, and hardware installation and repair
Light fixture replacement and installation
Basic plumbing (clogs, minor leaks, fixture replacement)
Basic electrical work (outlet/switch replacement, breaker resets, troubleshooting)
Install and assemble furniture, fixtures, and equipment (FF&E)
Support full unit turnovers, including room setup and move-in readiness
Conduct preventative maintenance to minimize recurring issues
Troubleshoot and resolve maintenance issues independently when possible
Maintain tools, supplies, and maintenance inventory
Janitorial & Building Upkeep
Maintain a high standard of cleanliness throughout the building
Perform hands-on janitorial tasks as needed, including:
Cleaning common areas, kitchens, hallways, and shared spaces
Trash removal and upkeep of waste areas
Supporting deep cleaning and turnover periods
Step in to ensure building standards are consistently met, even outside normal scope
Building Operations & Oversight
Conduct daily walkthroughs of floors, units, and common areas
Identify maintenance needs, cleanliness issues, and safety concerns
Take immediate action on minor issues and escalate larger ones as needed
Track, prioritize, and follow through on maintenance requests
Maintain logs of completed work and building conditions
Front Desk Operations (Secondary Function)
Serve as a point of contact for students, staff, visitors, and vendors
Maintain a professional and welcoming front desk presence
Manage mail and package operations (logging, organization, distribution)
Monitor lobby activity and enforce building policies respectfully
Respond to resident inquiries and basic troubleshooting needs
Vendor & Service Coordination
Coordinate access for vendors, contractors, and service providers
Support and oversee vendor work onsite
Report delays, issues, or incomplete work to leadership
Assist in preparing spaces for vendor activity
Safety & Compliance Support
Monitor building for safety hazards and address or report promptly
Ensure hallways, exits, and common areas remain clear and compliant
Assist with incident reporting and documentation
Support adherence to building safety standards
Emergency Response & On-Call
Respond to urgent issues such as leaks, lockouts, alarms, and maintenance emergencies
Assist during emergency situations and coordinate with leadership and security
Participate in on-call rotation, including evenings and weekends
Remain reasonably available and able to respond when on-call
Requirements
Required Qualifications
Hands-on experience in maintenance, facilities, or general construction work
Ability to perform repairs and basic installations across common building systems
Strong troubleshooting and problem-solving skills
Comfortable using tools and completing work independently
Reliable, punctual, and detail-oriented
Strong customer service and communication skills
Physically capable of lifting, moving equipment, and performing manual work
Preferred Qualifications
Experience in residential housing, hospitality, or property management
Experience in janitorial or building maintenance roles
Experience in multi-trade maintenance (e.g., carpentry, plumbing, electrical) in a residential or commercial setting
Familiarity with work order systems or maintenance tracking
CPR/First Aid certification (or willingness to obtain)
Multilingual skills are a plus

Schedule & Work Environment
Full-time, in-person position based at the residence hall
Standard schedule: Monday–Friday, 8:00 AM – 5:00 PM
Additional availability required for emergencies, evenings, and weekends
On-call responsibilities required
May transition into a live-in role based on operational needs
Salary $70,000-$75,000
