Position Overview

Through a combination of strategic marketing and relationship-driven sales efforts, the Director of Sales and Marketing is responsible for generating, managing, and converting leads to achieve budgeted occupancy targets. This role leads referral development, prospect engagement, tours, and the move-in process while maintaining a strong external presence in the local market.

The Director of Sales and Marketing spends the majority of the workweek outside the community, building referral relationships and representing the community to prospects, families, and professional partners.

Key Responsibilities

Sales Strategy & Occupancy Growth
Develop and execute a structured sales and marketing strategy to achieve budgeted occupancy

Generate and convert qualified inquiries, referrals, tours, and move-ins

Utilize Solera sales methodologies to achieve targeted closing ratios

Track, analyze, and report sales performance and conversion metrics

Lead Management & Follow-Up
Respond promptly to all inquiries and ensure consistent follow-up

Maintain accurate lead and activity tracking within the CRM

Measure referral source effectiveness and adjust outreach strategies accordingly

Referral Development & Community Outreach
Build and maintain strong relationships with hospitals, physicians, rehab centers, and other referral partners

Achieve and maintain weekly outreach and referral contact goals

Attend networking events and represent the community professionally in the local market

Tour Readiness & Community Presentation
Ensure model, respite, and rent-ready rooms are tour-ready at all times

Conduct daily walk-throughs to ensure the community presents at its best

Partner with leadership on staging and presentation of model spaces

Marketing & Reporting
Complete weekly marketing and occupancy reports

Develop Competitive Market Analyses at least twice annually

Partner with the Home Office team on advertising, branding, and public relations initiatives

Support social media and local marketing efforts

Leadership & Collaboration
Partner closely with the Executive Director to align sales strategy with operational goals

Participate in stand-up meetings and cross-department collaboration

Assist with special events, open houses, and community programs

Required Qualifications & Experience

Bachelor’s degree preferred or equivalent combination of education and experience

5+ years of successful sales experience, preferably in senior living, healthcare, hospitality, or real estate

Proven track record of meeting or exceeding occupancy or revenue goals

Strong verbal and written communication skills; comfortable presenting to individuals and groups

Commitment to exceptional customer service

Proficiency with CRM systems and basic office technology

Valid driver’s license and reliable transportation
