JOB DESCRIPTION SUMMARY
This role manages the day‑to‑day operations of an assigned property, including overseeing the team, budgets, and compliance with company policies and relevant housing laws.
Assists in the due diligence and takeover process by completing file audits and unit inspections, conducting interviews, and facilitating onboarding processes.
Acts as a performance improvement resource to onsite team members by providing individual coaching, one‑on‑one training, and remedial or refresher training.
Provides input into the development of budgets for assigned communities by analyzing financial statements, reviewing marketing information, and evaluating operational reports.
Meets targeted revenues of assigned communities by ensuring rent and fees are collected and posted on time, making bank deposits, and preparing monthly financial status reports.
Approves invoices from vendors, contractors, and service providers for payment while reconciling work performed and ensuring validity of certificates of insurance.
Controls expenditures by staying within approved budget constraints and managing the petty cash fund.
Oversees the lease enforcement process by approving resident applications, handling discounts and renewals, conducting inspections, following notice requirements, and enforcing lease terms.
Analyzes current market and economic trends to implement marketing and leasing strategies for occupancy and revenue goals.
Promotes resident satisfaction by responding to complaints and requests, managing service requests, and taking appropriate actions to resolve issues.
Ensures maintenance team members comply with company standards for responding to resident service requests.
Assists with establishing and implementing social media accounts, email templates, online advertising, websites, and search optimization tools.
Monitors online rating and reputation management sites and assists onsite teams with response recommendations.
Conducts regular property inspections to ensure that grounds, buildings, and amenities meet safety, cleanliness, and appearance standards.
Supervises property team members by hiring, training, and managing performance according to company policies and business practices.
Assists in managing the client/owner relationship by meeting with owners, conducting property tours, and providing performance updates.
Completes various accounting, financial, administrative, and other reports as required.
For California only: manages the lease process using the California Lease File Checklist to ensure completeness and compliance.
BASIC KNOWLEDGE & QUALIFICATIONS
Bachelor’s degree in Business Management, Real Estate, or related field preferred.
4‑6 years of relevant experience managing day‑to‑day operations of an apartment community, resolving complaints, maintaining financial records, coordinating teams, and increasing sales revenue.
Ability to manage multiple priorities in a fast‑paced environment.
Excellent communication, conflict resolution, and customer service skills.
Detail‑oriented, self‑motivated, capable of independent work and collaborative leadership.
SPECIALIZED SKILLS
All required licenses and certifications for state and local jurisdictions.
Valid driver’s license for operating a golf cart on property and ensuring staff also hold valid licenses.
Proficiency with Internet, word processing, spreadsheets, database programs, and property management software (preferably Entrata, Yardi, or OneSite).
Management and supervisory skills sufficient to hire, lead, and evaluate maintenance specialists.
TRAVEL / PHYSICAL DEMANDS
Must be able to access all exterior and interior parts of the property and amenities.
Must be able to push, pull, lift, carry, or maneuver weights up to 20 pounds independently and up to 50 pounds with assistance.
Local travel may be required for bank deposits, training, outreach events, or other daily responsibilities.
Compensation and Benefits
Hourly range: $36.05 – $43.26. Additional compensation may include quarterly, annual, weekly, monthly, or quarterly bonuses based on performance.
