The Opportunity
We are looking for a Managing Director of Asset Management to lead the operational and financial oversight of our growing portfolio of self-storage facilities. This is a high-impact, cross-functional role sitting at the intersection of operations, finance, and investor relations. You will own the performance of every operating asset from the moment it transitions out of construction through stabilization and exit — and you will be a primary face to our capital partners, translating facility-level performance into investor-ready narratives.
Beyond day-to-day portfolio oversight, this role carries a critical strategic mandate: helping DXD build and stand up its own internal property management platform. As we continue to scale, reducing third-party management dependency is a core priority — and this person will be instrumental in designing, operationalizing, and eventually leading that function.
What You'll Own
Occupancy and revenue performance across all operating facilities — tracking actuals vs. budget and underwriting, and driving corrective action when assets underperform
Lead monthly and quarterly performance reviews with third-party operators (Extra Space and others), holding them accountable to DXD standards on leasing, pricing, OpEx, and customer experience
Monitor and drive ECRI programs, delinquency management, and customer acquisition cost efficiency across the portfolio
Manage and deliver annual operating budgets in a timely fashion in conjunction with third-party operators.
Oversee the full lease-up trajectory for facilities transitioning from construction to operations, ensuring stabilization timelines and yield-on-cost targets are met
Manage capital expenditure planning, insurance renewals, property tax appeals, and vendor relationships across the portfolio
Investor Relations & Reporting
Serve as a primary point of contact for capital partners on portfolio performance — leading quarterly investor calls, preparing LP-facing reports, and fielding ad hoc performance questions with clarity and confidence
Translate complex operational data into concise, credible investor communications — occupancy trends, NOI vs. underwriting, market context, and forward outlook
In tandem with the investment team, reforecast operating projections quarterly, using recent performance and market fundamentals to inform performance trajectory and anticipated exit outcomes.
In combination with the finance team, own projected cash planning on an asset-by-asset basis, informed by operational performance — getting ahead of communication on potential capital needs.
Collaborate with the team to ensure investor reporting is accurate, timely, and consistent across fund vehicles
Support capital-raising efforts by providing credible asset-level performance context during diligence conversations with prospective LPs
Property Management Oversight & Optimization
Own DXD’s property management strategy — defining the operating model, performance standards, and the systems and structure needed to manage facilities effectively at scale
Evaluate and implement technology (PMS, revenue management, CRM) to strengthen DXD’s data-driven approach to facility performance
Develop the playbooks, SOPs, and performance frameworks that drive consistent, high-quality management across the portfolio
Partner with DXD’s technology and data teams to integrate management systems with proprietary tools already in production
Cross-Functional Leadership
Partner with the development team on project transitions from construction to operations, ensuring a smooth handoff and early operational readiness
Collaborate with the finance and legal teams on loan covenant compliance, lender reporting, and debt management across operating assets
Contribute to underwriting review for new acquisitions and development projects, stress‑testing operational assumptions based on real portfolio experience
Work with the development team to optimize unit mix based on market performance of operating units for assets in the design stage.
What We're Looking For
Experience
8+ years in asset management, real estate operations, or property management — with direct accountability for a multi‑site self storage portfolio
Demonstrated experience communicating directly with institutional or high-net-worth investors — LP calls, quarterly reporting, investor Q&A
Experience building or significantly scaling an operational platform, property management function, or internal team from an early stage
Skills & Capabilities
Financial fluency: comfortable reading and driving NOI statements, variance analyses, and debt service schedules without hand-holding
Operator mindset: you know what good looks like at the facility level and can tell within minutes of a report whether something is off
Investor communication: you can take a difficult quarter and tell the story clearly, credibly, and proactively — without spin
Entrepreneur mentality: you're energized by constant improvement and growth, not just managing a steady‑state system
Data-driven: comfortable working in modern analytics environments; experience with property management software and revenue management tools a strong plus
Organized and accountable: you run a tight ship across multiple active workstreams and don't let things fall through the cracks
