Overview


The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. As an on-site leader, you will manage all phases of the operations, including personnel, leasing, maintenance, financial, administration, and risk management. You will supervise all aspects of the property and staff to ensure compliance with Asset Living policies, safety and fair housing guidelines, and liability concerns.


Essential Duties & Responsibilities



  • Personnel Management: screen, hire, train, coach, and develop on-site staff; ensure staff are trained and supported.

  • Regular/daily onsite attendance is required.

  • Ensure staff performance through ongoing training and coaching; document performance issues and coordinate with supervisor and HR as needed.

  • Complete weekly/daily office and maintenance staff schedules and assignments.

  • Address performance problems; document, communicate with supervisor/HR, and terminate when necessary.

  • Promote harmony and quality job performance through effective leadership.

  • Ensure staff compliance with company policies and procedures.

  • Financial Management: work to achieve high net operating income through cost control and revenue & leasing improvements; identify trends and recommend strategies.

  • Develop yearly operating budgets/forecasts; monitor deposits, rent collections, and charges; ensure timely submissions.

  • Monitor vendor invoices processing; ensure accuracy of ownership financial reports and property closeout.

  • Strategic Leasing Management: develop yearly marketing plan; implement marketing strategies and systems; ensure leasing processes are effective and documentation is up-to-date.

  • Address resident complaints, concerns, and requests to ensure satisfaction; develop and implement resident retention programs.

  • Show, lease, and move in prospective residents.

  • Administrative & Maintenance Management: ensure leasing reporting is accurate and timely; lead emergency on-site responses; monitor service request turnaround; maintain property appearance; inspect and oversee repairs; manage resources, bids, and vendor relations.

  • Direct maintenance and rehabilitation activities to ensure quality and expediency.


Education/Experience



  • High School Diploma or Equivalent; Bachelor’s degree preferred or four years of experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience.

  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred.

  • Ability to understand and perform all on-site software functions; basic computer skills required.

  • Basic knowledge of Fair Housing Laws and OSHA requirements.


Physical Requirements



  • Regularly communicate with others to exchange information; may involve repetitive motions of wrists, hands, and fingers; ability to work overtime, weekends, and night hours (emergencies).

  • Frequently remain in a stationary position or move about to accomplish tasks; travel between work sites as needed.

  • Occasionally ascend/descend ladders, stairs, scaffolding, ramps, and other structures; work in various environments; lift up to 25 lbs; operate machinery, vehicles, or power tools; work in extreme temperatures and outdoor conditions.


License/Equipment



  • Must have reliable transportation due to the emergency on-call requirement.


Salary Range: $70,000 per year to $78,000 per year.
