Assistant Community Manager

The Assistant Community Manager is responsible for overseeing, under the supervision of the Community Manager, the day-to-day operations and financial functions of the housing community. You will play a vital role in delinquency management and rent collection to optimize the property\'s cash flow and financial position. In the absence of the Community Manager, you will manage all operational, personnel, leasing, maintenance, financial, administrative, and risk management activities. As an onsite leader, you will supervise the property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.

Essential Duties & Responsibilities

Financial Management

  • Post all payments and income accurately, timely, and efficiently from applicants, current residents, and non-current residents.
  • Process and reconcile daily all accounts receivable.
  • Monitor and follow up on bad debt, including preparing late notices, contacting residents and guarantors, and filing evictions.
  • Help the property meet budgeted revenues, expenses, and Net Operating Income.
  • Post charges to resident and non-current resident accounts; include bill backs of utilities where applicable.
  • Perform end-of-month closing procedures and reporting.
  • Maintain accurate records; audit resident files for accuracy.
  • Walk units and post move-out charges, statements, and security deposit refunds.

Personnel Management

  • Regular/daily onsite attendance is required.
  • Screen, hire, train, coach, and develop onsite staff using consistent company directives.
  • Ensure staff effectiveness through ongoing training, coaching, and guidance in compliance with Asset training benchmarks.
  • Promote harmony and quality job performance through supportive leadership.
  • Ensure staff compliance with company policies and procedures.
  • Strategic leasing management; ensure effective leasing techniques, follow-up procedures, lease documentation, and reporting accuracy.
  • Implement marketing strategies and systems from the annual marketing plan.
  • Address resident complaints, concerns, and requests to ensure satisfaction.
  • Develop and implement resident retention programs (e.g., resident functions, promotions, newsletter).
  • Show, lease, and move-in prospective residents.

Administrative Management

  • Manage excellent customer service and monitor service request turnaround and maintenance responsiveness.
  • Maintain property appearance; ensure timely repairs via regular inspections.
  • Assist with supervision of all operations-related business functions.
  • Plan and utilize property resources, equipment, and supplies economically (e.g., obtain bids and coordinate with vendors).

Education/Experience

  • High school diploma or equivalent; bachelor’s degree preferred or two years in housing, or 1–2 years related experience; or equivalent combination of education and experience.
  • Ability to perform onsite software functions; basic computer skills required.
  • Basic knowledge of Fair Housing Laws and OSHA requirements.

Physical Requirements

  • Regularly required to remain stationary, communicate, and perform tasks that may involve repetitive motions; occasional movement between worksites; ascend/descend stairs and ladders; lift and carry up to 25 lbs; operate vehicles and equipment; work overtime, weekends, or nights as needed.

Salary Range: $23.00 per hour to $24.00 per hour
