Responsibilities
- Oversee, under the supervision of the Community Manager, the daily operations and financial functions of the housing community.
- Assist in delinquency and rent collection to optimize the property's cash flow and financial position.
- In the absence of the Community Manager, manage all phases of operations, including personnel, leasing, maintenance, financial, administration, and risk management.
- Supervise property and staff to ensure compliance with company policies, safety and fair housing guidelines, and liability considerations.
Essential Duties & Responsibilities
- Financial Management: post payments and income, reconcile receivables, monitor bad debt, support budgeted revenues/expenses/ NOI, post charges, perform end-of-month closing, and maintain accurate records.
- Personnel Management: supervise onsite staff, screen/hire/train, provide ongoing coaching, and ensure compliance with company policies; promote staff development and effective leadership.
- Strategic Leasing Management: implement leasing techniques to achieve quotas, follow-up procedures, lease documentation, and reporting accuracy; execute marketing plans.
- Administrative Management: ensure excellent customer service, monitor maintenance responsiveness, conduct regular property inspections, supervise business operations, and manage resources and vendor interactions.
- Resident Relations: address complaints and requests, develop retention programs, and effectively show/lease/move-in prospective residents.
Qualifications
- High School Diploma or Equivalent; Bachelor’s degree preferred, or two years in housing industry, or equivalent combination of education and experience.
- Ability to perform onsite software functions; basic computer skills required.
- Basic knowledge of Fair Housing Laws and OSHA requirements.
Physical Requirements
- Regularly required to remain stationary or move about the property; ability to lift up to 25 lbs; work in various environments, including outdoor conditions and emergencies.

Salary
Salary Range: $18 per hour to $20 per hour
