Community Manager – Responsibilities

The Community Manager is responsible for overseeing the entire operations of a housing community under the supervision of the Regional Manager. Responsibilities include managing personnel, leasing, maintenance, financial administration, and risk management. The On-site leader supervises all aspects of the property and staff to ensure compliance with Asset Living policies and procedures, safety and fair housing guidelines, and liability considerations.

  • Personnel Management
  • Regular/daily onsite attendance is required
  • Screen, hire, train, coach, and develop on-site staff using consistent techniques and company directives
  • Ensure staff effectiveness through ongoing training, coaching, counseling, and guidance in compliance with Asset training benchmarks
  • Complete weekly/daily office and maintenance staff schedules and assignments
  • Address performance problems; document, communicate with direct supervisor and HR, and terminate appropriately when necessary
  • Promote harmony and quality job performance of staff through support and effective leadership
  • Ensure staff compliance with Company policies and procedures
  • Financial Management
  • Achieve the highest possible net operating income through cost control and revenue and leasing improvements; identify trends and recommend strategies
  • Develop yearly operating budgets/forecasts
  • Monitor timely receipt and reconciliation of deposits, rent collections, and charges
  • Monitor timely receipt, reconciliation, and coding of all vendor invoices
  • Ensure property closeout is completed on time and ownership financial reports are accurate
  • Strategic Leasing Management
  • Develop yearly marketing plan and utilize marketing strategies and systems
  • Ensure leasing techniques are effective in obtaining closures; follow-up, lease signing/documentation, and reporting are accurate and up to date
  • Address resident complaints, concerns, and requests to ensure resident satisfaction
  • Develop and implement resident retention programs
  • Effectively show, lease, and move in prospective residents
  • Administrative & Maintenance Management
  • Ensure all administrative and leasing reporting is accurate, complete, and submitted on time
  • Head emergency team for the property and ensure proper response to property emergencies within company guidelines to minimize liability
  • Manage customer service and monitor service request turnaround and responsiveness of maintenance staff
  • Maintain property appearance and ensure repairs are noted and completed timely (regular property inspections and tours)
  • Plan for and utilize property resources, equipment, and supplies economically
  • Direct and monitor maintenance, construction, and rehabilitation activities to ensure quality and timeliness

Education/Experience

  • High School Diploma or Equivalent; Bachelor’s degree preferred, or four years’ experience in the housing industry; or one to two years related experience and/or training; or equivalent combination of education and experience
  • Certified Apartment Manager (CAM) or Accredited Resident Manager (ARM) preferred
  • Ability to understand and perform all on-site software functions; basic computer skills required
  • Basic knowledge of Fair Housing Laws and OSHA requirements

Physical Requirements

  • Regularly required to communicate with others and perform tasks that may involve repetitive motions; may require overtime, weekends, and night hours (emergencies)
  • Often required to remain in a stationary position or move between worksites
  • Occasionally required to ascend/descend ladders, stairs, scaffolding, ramps, and other structures; may work in various environments, including enclosed spaces; able to lift and move objects up to 25 lbs

License/Equipment

  • Must have reliable transportation due to the emergency on-call requirement

At Asset Living, compensation decisions consider factors such as skill set, background, training, and certifications. The offer is based on the specific candidate’s experience and includes a comprehensive total rewards package with benefits, 401K with employer matching, variable compensation as applicable, paid sick days, and company holidays.

Salary Range: $48,000 per year to $50,000 per year
